GROUND FLOOR

The double aluminum front doors with engraved wheat motif in the double decorative glass provide access to the high entrance hall with vide. In this hall are the meter cupboard and the doors to the parental suite and the living room. Both the hall, kitchen, and living room have a marble floor with underfloor heating.

To the right in the hall is the parental suite. This consists of a spacious bedroom 1, overlooking the front garden, a separate toilet, and adjoining luxury bathroom 1. The bedroom has two large windows with blackout shutters and a built-in wardrobe. The bathroom has a recently renovated vanity unit with two sinks and a wide mirror, a semi-circular shower cubicle with side sprays, and a double corner bath with massage jets and waterfall tap. The whole is equipped with mechanical ventilation and a towel radiator.

Classic, double wooden doors with engraved decorative glass lead to the grand living room. Towards the kitchen, there is plenty of space for a large dining table, next to the floor-to-ceiling windows at the rear. Next to it is the wide sliding door to the covered terrace and the back garden.

The living room itself has a spacious and remarkably bright sitting area thanks to three ceiling-high windows with curtain pelmets behind the decorative moldings. The cast iron wood stove provides cozy evenings with pleasant radiant heat. The fireplace, the pillars on either side, and next to the passage to the conservatory, are finished with beautiful mother-of-pearl paint for a light and classic style that seamlessly matches the marble floor and the ceiling moldings.

At the generous dining area in the living room, there is the door to the kitchen. The L-shaped layout is executed in a light and classic style with a composite worktop, Italian subway tiles, and a double sink. The cream tones of the kitchen cabinets are reflected in the entire SMEG equipment. All equipment has been renewed from this leading lifestyle brand: induction hob with large grill oven, warming drawer, and retractable extraction, dishwasher and combi oven, refrigerator, freezer, and even the mixer tap. The kitchen has its own door to the covered, semi-circular terrace outside and the door to the portal with the entrance area at the back.

Through the portal with generous guest toilet and washbasin, there is access to the former indoor garage that has been converted into a cozy TV/play/game room. This spacious room has its own entrance in the side facade of the villa. The floor is covered with oak wooden floorboards, and there is a gas fireplace with mantelpiece. The side wall is equipped with a custom-made bookcase with shelves.

FIRST FLOOR

Through the open oak staircase with vide and balustrade in the entrance hall, the landing is accessible with access to three spacious bedrooms and the second luxurious bathroom.

Bedroom 2 is spacious, measuring over forty square meters. The room features air conditioning, three dormer windows, and a sliding door to its own balcony with balustrade and Bankirai flooring, which offers a beautiful view over the gardens at the rear facing west.

Bathroom 2 is also equipped with a dormer window. The interior includes a bathtub with hand shower and thermostatic mixer tap, a shower cabin with thermostatic mixer tap, two washbasins with mirrored cabinet, and a floating toilet. There is underfloor heating and a towel radiator.

Originally, Bedroom 3 was a large room of over seventy square meters with three dormer windows. The space is now practically divided into a laundry and wardrobe room with shelves, coat racks, and connections for laundry appliances on one side, and a chill-out room on the other.

A clever mirror-sliding wall leads to the second part, now a warm and relaxed library and reading room, with a wooden panel floor, large sanded leather corner bed sofa, and plenty of storage space in the custom-made wooden shelving unit made of sanded and stained scaffold wood. If desired, this spacious room can be turned into a studio apartment, including a kitchenette.

Bedroom 4 is located at the front and has two dormer windows. In this room, there is a hatch with a loft ladder to the walkable attic with standing height.

BASEMENT

Through the TV room and the fixed descending wooden staircase with carpet runner, the basement is accessible. This basement floor is entirely dedicated to relaxation and coziness: the place for family gatherings, children and their friends, parties, and events.

The staircase leads to the first room. Inside, an authentic Mini Cooper has been converted into a gaming desk and office with a desk, there is storage space under the hood and behind the trunk lid.

The large entertainment and relaxation room adjoining in an L-shape offers numerous possibilities. The space is entirely furnished in a '50s-style, with dining furniture and checkered floor covering. In addition to the pool table, the room has seating areas and a CD jukebox; everything is available for many cozy evenings.

The wine and tasting cellar in Mediterranean style has a bar cabinet, wall cabinets, and fixed Spanish terracotta wine racks. The beautiful wall paintings of Mediterranean landscapes are from the same skilled hand as in the swimming pool.

SURROUNDING GARDENS AND OUTDOOR SPACE

The double electric wrought iron gates on Molenstraat open to the beautiful and illuminated driveway paved with decorative bricks. Through the trees, the magnificent large pond with fountain can already be seen, surrounded by planting. The driveway leads to a large courtyard with plenty of parking and play space. This courtyard provides access to the annex or business hall and the paved paths to the front door, side door, and back door.

The mature front, back, and side gardens are beautifully landscaped by design. Due to a special mix of plants, shrubs, and trees, this green domain is equally beautiful in all four seasons. The sightlines from various angles combined with the landmark trees all around and the mature hedges, lawns, and ponds make this garden a feast for the eyes and more than delightful to spend time in. This is also the opinion of the numerous birds and squirrels that like to nest and live there.

The backyard faces southwest. It is enclosed with natural hedges and trees that provide 100% privacy. All paving is a beautiful combination of large tiles and bricks.

Next to the living room and kitchen is a large, semi-circular, and covered terrace. Next to it is the large pond with a round wooden terrace in the clear, healthy water where many koi and sturgeon swim gracefully. Beyond the majestic pine trees, this pond and the large water feature in the front garden are connected.

A beautiful footbridge has been made from felled trees from the estate, to easily access the filter and pump installations of the ponds.

In addition, flanked by palm and olive trees, is an outdoor kitchen with a sink. This is a semi-open outdoor space with its roof and stable windows, where it's wonderful to cook, lounge, and dine, with the corten steel barbecue on wood and the smoker.

Behind this building, accessible from the swimming pool building and next to the annex, is another large covered terrace with a jacuzzi: a perfect, sheltered spot for parties and other gatherings. The roof of this terrace was renewed in 2021 and is covered with mature grapevines with sweet grapes. At the edges, opposite the roller door of the annex, many types of berries grow.

Beyond the swimming pool and the covered terrace is a beautiful, Tuscan-inspired garden laid out in a heart shape, complete with a covered sitting area, irrigation, animal-friendly lighting, and walking paths. This beautiful garden of three thousand square meters partly overlooks the surrounding farmland, while privacy is ensured by overgrown fencing and embankments. Next to the Tuscan garden and behind the swimming pool building is a vegetable garden. In addition to the Tuscan garden, there are chestnut, walnut, and various fruit trees, which now belong to the fenced domain of a herd of fallow deer.

SWIMMING POOL BUILDING

Next to the outdoor kitchen is the classic lounge terrace with a water feature for the swimming pool building, which is made from a former greenhouse. After the stately and covered entrance, there is the heated indoor swimming pool, approximately 12 by 5 meters, installed in 2002. It is surrounded by beautiful, handmade wall paintings and faux pillars in a Mediterranean atmosphere.

At the swimming pool, there is a technical room with all swimming pool equipment, a changing room, a separate, extra spacious shower, and a kitchenette.

The fact that the swimming pool building has a pleasant climate with air heating is also evident from the exuberant growth of grapes and mimosa, and the subtropical planting at the light indoor terrace, with numerous large cacti.

MULTIFUNCTIONAL ANNEX / BUSINESS HALL

Located on the right side of the plot and easily accessible via the driveway and courtyard, is the large and multifunctional annex, which was previously used as a business hall with a cold room for the storage and processing of vegetables and fruits. This building has a floor area of approximately 375 square meters. It has recently been painted in the same anthracite color as the villa itself. The floor, roof, masonry cavity walls, and corrugated wall profiles of the annex are fully insulated. The building is equipped with drainage grates, daylight entry, and four high and wide sectional doors. The area on the side and behind is paved to facilitate easy maneuvering with vehicles and equipment.

Since its construction was completed in 1883, the monumental "Belhuis" has been renovated and modernized several times to continue meeting current comfort and living standards. Throughout these renovations, many authentic elements have been carefully preserved or restored, from stained glass windows and shutters to terrazzo floors bordered with mosaic and ceiling ornaments created in the work.

SUSTAINABILITY

In 2023, 26 solar panels were installed. These are discreetly placed on the flat roof of the garden room/conservatory and on the sloping roof of the right wing of the villa.

Numerous improvements and sustainability measures have been implemented within the framework of the monumental regulations in a playful manner. During the renovation in 2016/2017, the ceilings with decorative ornaments in the living room, library, and sitting room were renovated and restored.

The entire ground floor was also renovated at that time. The expert advice of the Monumentenwacht (Monuments Watch) was consistently taken into account. The latest inspection report from 2023 is available for viewing.

In the new kitchen (2017) in the right wing, additional interior walls were brick-laid and insulated. New interior frames with HR++ glass were installed here, and floor insulation (for underfloor heating application) was applied. The space between the ceiling and the floor on the first floor was also insulated.

The garden room/conservatory, offering panoramic views of the mature green backyard, has a renewed glass front with insulated glass.

Furthermore, around interior walls were brick-laid and provided with additional insulation in the ground floor, including the master bedroom, bathroom, and laundry room. New interior frames with HR++ glass were also installed here, along with floor insulation (due to underfloor heating) and ceiling insulation between the ceiling and the first floor. Nearly the entire ground floor is fitted with insulated glass, with the exception of the back hall, master bedroom 1, and bathroom 1.

The entire facade in the living room has been renewed, and the renewed interior frames of the living room, library, and sitting room are equipped with HR++ glass.

The floor of the second floor is covered with insulation panels. Air conditioning systems for heating and cooling have been installed in the garden room/conservatory and living room. Insulation material has been applied behind the various heating radiators, and fans have been placed on the radiators for better efficiency.

LAYOUT

This monumental villa continues to surprise you with space and possibilities. With no less than four living spaces (living kitchen, living room, sitting room, and library), seven bedrooms/work/hobby rooms, and four bathrooms, the "Belhuis" has all the space for the entire (blended) family. To live, work, relax, and enjoy!

GROUND FLOOR: PLENTY OF LIVING SPACES AND PRIVATE SUITE

Arriving at the "Belhuis" is already an experience; along the monumental beech trees and through the driveway through the classic front garden towards the beautiful facades with artistic masonry and rounded high windows with mullions. Entering the impressive entrance and experiencing the many large and 3.60-meter-high spaces is also an experience in itself.

After the reception hall with authentic door unfolds the long and high, centrally located hallway. On either side are stately living spaces. On the left are the TV or sitting room with open wood-burning fireplace, bookcase, and wainscoting. Next to it is the bright library annex study. Both rooms have oak plank floors. On the right is the impressive and spacious living room with solid oak parquet in herringbone, open gas fireplace, and the high suite doors to the light garden room/conservatory with mosaic-bordered original terrazzo floor with mother-of-pearl and decorative strips.

Completely to the right is the living wing situated - formerly the coach house with horse stable. This generous and handleless living and enjoyment kitchen from Tinello is equipped with all luxury, including the large kitchen island with integrated extraction at the six PITT Cooking gas burners in the granite top, plus double sink with Quooker.

At the former stable doors is a pleasant border terrace with automatic sun protection with atmospheric lighting that has sun all afternoon; wonderful for drinks and dining. The long corridor leads into the staircase and into the rear hall with toilet, antique fountain, and wardrobe.

Past the stairs lies the parental suite: the large and bright master bedroom 1 with walk-in wardrobe, luxurious Tinello bathroom 1, and adjoining laundry room. The bathroom has a double sink in granite and a double walk-in shower with sun shower. The separate toilet with Geberit AquaClean shower toilet is in the laundry room, which has its own back door for sustainable drying of laundry outdoors. This sleeping wing is symmetrical with the coach house and was formerly the residence of the pastor's maid. Both wings have underfloor heating.

FIRST FLOOR: SLEEPING, WORKING, AND RELAXING

The authentic staircase with balustrade leads to the large L-shaped landing with skylight. Everywhere there is oak parquet in herringbone. Next to the stairs is the central heating room annex storage cupboard. The central heating combination boilers Remeha Quinta Pro HR and Remeha Calenta HR for heating and hot water are from 2017.

Bedroom 2 with built-in wardrobe and sandblasted glass sliding door, together with bathroom 2 with double sink, skylights, towel radiator, bathtub, and shower, form a private suite. By combining these rooms with the double room in the right wing, a more than spacious studio apartment is created.

This right wing is accessible via bathroom 2 on this floor. There is a huge space with skylights and a round window, where a large hobby or study room, spacious sitting-bedroom, or studio can be created, if desired.

Adjacent to the landing is a compact bathroom 3 with skylight, towel radiator, toilet, and shower. Furthermore, this floor has three spacious (children's) bedrooms and study rooms with large windows and built-in closets.

At the top of the left wing is a spacious sitting-bedroom 6 with wardrobe, Velux skylights, plank floor, and its own bathroom 4 with round window, toilet, and rain shower. The sliding door playfully follows the lines of the roof slope.

SECOND FLOOR: ATTIC

In the attic is the ceiling hatch with loft ladder to the spacious attic. There is almost 45 square meters of storage space available at a height of 1.50 meters. The attic is currently not in use; insulation has been laid on the floor which replaces the roof insulation.

BASEMENT: PANTRY CELLAR

The large, partially tiled cellar with brick staircase has two daylight windows and a monastery floor. In the two cellar parts, under the vaulted ceilings, there is plenty of space for a game room, home bar, or wine cellar with tasting room, for example. There is still a robust safe. Behind the hatch is the water pipe to the outdoor faucet.

GARDEN AND OUTDOOR SPACE

The garden surrounding the property is as monumental as the "Belhuis" itself. This certainly applies to the two red beech trees at the front; both trees are municipally monumental with their age over one and a half centuries older than the "Belhuis." The trees behind, including lime trees and a chestnut tree, are also of age.

The garden is classically designed everywhere with mature hedges and shrubs, lawn, and lanterns. Highlights in the rear are the large lawn behind the tall beech hedges, the classic pond with trimmed yew spheres, the dolomite paths, and the large border terrace with sloping walking path at the conservatory and living kitchen.

In the pond - annually the domain of a pair of ducks - a fountain can be installed. The terrace at the back is partly covered. A striking detail: the door of the former outdoor toilet (now laundry room) is still there. The immense white climbing rose against the wall is a Guirlande d'Amour and provides a veritable sea of flowers in summer. The dried rose hips were used by nuns to make rosaries in the past.

LOCATION AND VIEW

The rectory for the former Saint Severinus church is located near the center of Hapert and is listed in the national monument register as the "Belhuis." This name is derived from the wooden, square bell tower with bronze bell on the high gable roof.

The central location near the village center and next to the cemetery ensures a quiet living environment. The view is particularly diverse and green-tinted. The deep front garden around the stately driveway is full of mature greenery. Absolute eye-catchers are the monumental beech trees next to the wrought iron entrance gate and beside the villa.

HAPERT AND SURROUNDINGS

Kempendorp Hapert is part of the municipality of Bladel, together with Casteren, Dalem, Hoogeloon, and Netersel. It has ancient roots: traces of prehistoric settlements have been found, it is mentioned in a charter in 710, and the medieval village has been called Hapert since the twelfth century. In addition to the "Belhuis," there are several other monuments, including the Korenmolen from 1896.

Today, the village is a strong economic engine in the already bustling Brainport metropolitan region. The VDL Groep made a significant contribution to this when founder Van der Leegte moved his industry from Eindhoven to Hapert in the 1960s. In 2014, Bladel was already among the ten strongest economic municipalities in the Netherlands. There is a lot of activity, especially at the large-scale Kempisch Bedrijvenpark near the A67 motorway.

The rural area also has nature and beautiful landscapes: including the Boswachterij De Kempen, Cartierheide, and Hapertse Heide. There are numerous cycling and hiking trails, which are also frequented by guests from Landal Het Vennenbos bungalow park. Particularly special is the accessible Waterpark Hapert, where reed beds and marsh forests ensure clean and living water in the Groote Beerze stream.

RESIDENCE DE KARPEN APARTMENT COMPLEX

Residence de Karpen is rightfully one of the most beautiful residential locations in the Netherlands. The apartment complex, designed by architect Van de Pauwert, comprises approximately 2.5 hectares of land including the park-like garden all around. With the right combination of location, architecture, layout, material use, and garden design, the complex delivered in 1989 is an ultimate place to live and recreate, for young and old alike. In this beautiful environment, 34 luxury apartments in the exclusive segment are located.

In addition to optimal privacy, Residence De Karpen aims to provide residents with a pleasant and safe living environment. Residents can make use of various communal facilities such as a heated indoor swimming pool, fitness room, and tennis court. It is also delightful to walk in the garden surrounding the complex.

The best of these apartments, the penthouse, is now available as the ultimate opportunity in the housing market. This spacious penthouse with many marble walls and floors, boasts a whopping 280 square meters of living space and approximately 130 square meters of outdoor space on the east and southwest-facing rooftop terraces.

SUSTAINABILITY

The entire complex has insulated roofs, facades, and floors, plus insulated glass in the aluminum window frames. Each apartment has intermediate spaces to the next homes, ensuring no sound transmission.

To keep out any summer heat, there are awning sunscreens above the rooftop terraces, and the windows have electric screens.

Safety is paramount. The complex with alarm system and strict key management is surrounded by secured fencing in the greenery. The double design gates can only be operated remotely by the caretaker and residents. The same applies to the garage doors in the basement.

RESIDENCE DE KARPEN ENTRANCE

The entrance to the private grounds of the apartment complex is accessible via the double electric wrought iron gates with digital intercom and video phone installation on Javalaan.

The main entrance of the complex itself is accessible via electric sliding doors to the intermediate hall with mailboxes and video phone. Subsequently, there is the high-quality finished central reception hall with caretaker's desk and access to the spacious lounge for communal use.

This penthouse is accessible via the residential reception hall, to the right through the automatic door and the elevator to the fourth floor. The front door of this penthouse is located in the bright inner hall with elevator and staircase; there are no other front doors here, meaning you are entirely private on this floor without fellow residents.

The delivery box is also located here. This box can also be used for separate waste streams collected three times a week by the caretaker.

In storage 1 next to the front door are the mechanical ventilation, the Remeha Aqua hot water supply, the Snoek central vacuum system, the underfloor heating system, and the central heating boiler (Intergas HR) installed. Behind the smoked glass mirror door next to it hides a practical corner cabinet.

RECEPTION HALL

The remarkably spacious reception hall in the apartment immediately impresses thanks to the veined marble, floor-to-ceiling wall finishing combined with marble windowsills, and identical floor finishing. Towards the living wing is a beautiful niche of the same marble, built-in spots, and glass shelves to display art objects. Beyond the smoked glass doors to the living wing is a similar art niche.

Opposite the front door with spy hole is the spacious guest toilet, also entirely executed in marble. There is a floating toilet, glass shelves, marble washbasin unit, and mirror with brass accents. Left of that is the double wardrobe closet with smoked glass mirror sliding doors.

LIVING WING

The double smoked glass doors with custom-made bronze handles on the right in the reception hall lead to the impressively large and bright living wing. Immediately to the left is the dining kitchen. Straight ahead, the room-wide sliding doors are immediately noticeable with sun-shading external screens towards the large southwest-facing rooftop terrace.

To the right is a deep pantry and utility closet with plenty of storage space for terrace necessities. And beyond the space unfolds the immense living and dining room with solid wood parquet flooring in a classic block pattern and various marble wall finishes.

DINING KITCHEN

The white U-shaped kitchen has a deep utility and storage closet with shelves, large windows on two sides, and its own door to the spacious rooftop terrace.

Walls, windowsills, and floors are finished here with the same veined marble that characterizes this penthouse. The cabinets of the white plastic kitchen with brass handles extend to ceiling height on two sides.

The countertop features a white composite worktop with two round sinks and a mixer tap under the large window overlooking the balcony terrace and park garden. Underneath the countertop, creating extra workspace, is the built-in Miele dishwasher.

Opposite is the wall-wide closet wall with plenty of storage space. Built into the wall are the built-in refrigerator, Bosch oven, and Bosch microwave.

The middle section has five tall cabinets above the countertop, including the mechanical ventilation. Below is the deeper cooking area with Atag electric hob with four cooking zones and an extra zone for a large roasting pan. Below are two large pan drawers with cabinets and drawers on either side.

At the marble bar separating the large windows is a beautiful hexagonal glass pillar, where – under the built-in ceiling spotlight – artwork can shine.

Next to this pillar, in the spacious corner by the windows and balcony door, there is ample space for a coffee and breakfast corner.

LIVING AND DINING ROOM

The living and dining room in a Z-shape measures almost 130 square meters, including the music room with pantry. The daylight entry is optimal here thanks to the large window in the side facade and the room-wide glass sliding doors with convector pits in three outer walls.

Optically, the spacious dining and sitting areas are separated by ceiling spots, delineated by marble wall coverings, with the gas fireplace adorned with brass and marble around the corner.

MULTIFUNCTIONAL MUSIC ROOM WITH PANTRY

Adjacent to the living room is a semi-open passage to the balcony door, leading to the east-facing balcony that wraps around the living room. Here is also the multifunctional music room, in semi-open connection with the living room. This space, with two fully glassed facades with convector pits, is suitable as a workspace, library, or piano room.

Conveniently, hidden from view near the balcony door is a full pantry with sink and faucet, refrigerator, glass cabinets, drawers, and cabinets for the sound system.

WORK AND SLEEP WING

From the central entrance hall, there is a kind of open vestibule on the left, followed by work/living room 2. This room features ceiling-high custom-made walnut bookcases, a mosaic hardwood parquet floor in a block pattern combined with marble floor tiles, and two smoked glass sliding doors leading to the master suite. There is plenty of natural light through the room-wide windows with its own door to the rooftop terrace.

Particularly noteworthy is the fully glassed facade, partly slanted and ceiling-high. Furthermore, this spacious work/living room features a beautiful marble fireplace with mirrored mantle, integrated diagonally in the corner of the wall of cabinets. In addition to the marble vestibule, there is also a niche for sound equipment.

Behind the two mirrored sliding doors in the work/living room is the main bedroom 1, with the boudoir room and the luxurious bathroom 1 with dressing room. From the work/living room, the stock and archive room and the 2nd bedroom with 2nd bathroom are also accessible.

In the spacious bedroom 1, there is a custom-made wardrobe around the headboard with spotlights, shelves, and nightstands. Opposite, the smoked glass sliding doors conceal the wall from view, as well as the passage to the adjacent work/living room with the open vestibule. From this bedroom, bathroom 1 and the boudoir room are accessible on one side and the other side.

The passage from the main bedroom with the washbasin cabinets with mirrored doors leads to the particularly large and luxurious bathroom 1, entirely executed in beautifully veined marble, with brass accents, faucets, and accessories. There is a wide marble vanity with two sinks, a three-part mirror wall, and atmospheric lighting. Next to these luxurious sinks is a linen cupboard with a mirrored door and a spacious walk-in shower with a glass door. Next to it is the toilet niche with a floating toilet with a wall panel, and in the corner is an ergonomic bathtub and a bidet.

Beyond the bathtub is the door to the particularly bright and spacious boudoir room with light hardwood floors. This room has ceiling-high, partly slanted windows facing southwest, overlooking the rooftop terrace and the park garden. On the right is the door to the rooftop terrace. This room has a spacious wardrobe with smoked glass sliding doors.

From bathroom 1, through the frosted glass door, the wardrobe closet room at the front can be reached. Custom-made cabinets are made on both sides. Through a passage, the wardrobe room is again connected to bedroom 2.

Bedroom 2, like the wardrobe room, overlooks the front yard and features a custom-made bookcase. Adjacent is a compact, marble bathroom 2 with a sink, a full-width mirror wall, a round walk-in shower with plastic doors, and a toilet.

ROOFTERRACES AND SURROUNDING PARK GARDEN

The apartment has almost 130 square meters of outdoor space on the two rooftop terraces with natural stone floor tiles.

The east and north-facing terrace wraps around the living room on three sides. The beautiful view here is on the treetops and the front yard. The terrace is surrounded on the side and on the side of the front yard by large planter boxes with ample space for shrubs and other plants. There are two water points and drip irrigation in the planters.

The partially covered sun, lounge, and dining terrace adjacent to the dining room and kitchen on the southwest is impressive with over forty square meters. Here too, there are generous plant and shrub borders with water points. The over six-meter-deep section is shielded by the masonry white wall with three windows. The wall blocks both sound and wind. Sun protection is provided by the large awning against the ceiling. This rooftop terrace extends alongside the kitchen, second living room, and two bedrooms on the southwest, with a masonry underpass halfway.

The setting of De Karpen is in a surrounding park and sculpture garden, which is sustainably and meticulously irrigated and maintained. This green oasis offers a completely green view all around and, of course, optimal privacy. The landscape architecture showcases all seasons. The flora is diverse; from azalea garden to maple avenue and from pond with fountain to beech trees over a hundred years old. In the park, there is also the private all-weather tennis court and walking paths.

DOUBLE GARAGE BOXES AND STORAGE IN THE BASEMENT

The penthouse also has plenty of space in the secure, underground parking garage of the residence.

There is a private, lockable double garage box with two parking spaces and two charging points for electric cars. Additionally, there are two storage rooms located next to each other that belong to the penthouse. The various storage spaces together offer approximately 55 square meters of storage possibilities.

The parking garage is accessible via the five elevators in the complex. The enclosed and secure basement has a car wash area and heated ramps, ensuring safety 365 days a year. Guests can easily park in several parking spaces in front of the residence.

LOCATION AND VIEW

The residence is known for its excellent location: opposite the beautiful park around the Karpendonkse Plas and just minutes from the center of Eindhoven with its many cultural attractions, shops, and high-quality restaurants. Major roads are also nearby.

The view is green all around, thanks to the surrounding and perfectly maintained park garden.

A limited number of events are possible at the Karpendonkse Plas and the natural swimming pool De IJzeren Man. In addition, Javalaan is hermetically sealed off to outsiders to prevent disturbances.

At the back of the driveway is the large, detached garage with a wall of cabinets, skylight, double wooden doors, and a drainage channel for rainwater drainage. Even more daylight comes through the back door with a window leading to the backyard.

In the garage is the location of the groundwater pump for garden irrigation. There is plenty of easy space for a car, bicycles, and (garden) tools. Extra solar panels can be installed on the flat roof, facing south.

The spacious front garden is beautifully landscaped with hedges, a lawn, and a tree, separating the house from the main road. This garden extends to the left as a side garden, leading to the covered terrace on the side and to the backyard.

GROUND FLOOR LIVING AREA

Immediately noticeable upon entry is the beautiful marble floor that runs seamlessly throughout the living area and is equipped with underfloor heating (via the heat pump 2023).

The stately and partly covered entrance is located on a platform and has double doors. Thanks to windows high up in the wall and the closed doors, the spacious entrance hall has all the privacy and yet plenty of daylight. The hall has ample space to receive multiple guests at once. On the right is the door to the indoor double garage, with a deep walk-in closet next to it with an additional refrigerator and freezer and space for provisions.

On the left, the entrance hall has a strikingly light area with a hardwood spiral staircase to the first floor and the passage to the spacious living room. In this hall, a nice work or phone area can be created, with, for example, a secretary. The abundant daylight falls through the large windows in the front and rear facade (rear with sun protection screen). Opposite the staircase, in a spacious niche, is the guest toilet with a natural stone countertop with fountain and the wardrobe. The light hall leads to the equally light and spacious living room. An intimate dining area has now been created at the passage to the kitchen; ideal for breakfast, coffee, or a quick lunch.

At the front is a spacious seating area, near the large windows overlooking the front garden. Here is also an innovative wall unit in cherry wood, with a retractable swivel plate for the TV so it can be turned towards the dining area. The living/seating room has a beautiful open gas fireplace with a marble mantel. The sliding door in the rear facade leads directly to the covered terrace in the backyard.

On the garden side is the access to the slightly sunken garden/dining room with radiators and supporting underfloor heating. This conservatory-like room with optimal daylight has been designed by the current residents themselves, including the beautiful glass pitched roof. This room offers plenty of space for a large dining table, with a beautiful view of the garden through the large, lockable windows and sliding doors with sun protection.

Next to it is the excellently equipped Siematic kitchen, which overlooks the backyard beautifully. Many cabinets and granite countertops are incorporated into two practical L-shaped wall setups. The Siemens appliances have been replaced: built-in refrigerator and freezer, dishwasher, combi oven, and oven. The Bosch electric hob has various zones, allowing large roasting trays to be used.

Under the sliding window, which can be opened, is the one-and-a-half sink. Next to the large window with sun protection screen is the back door to the garden and terrace. If desired, the kitchen can be further opened to the living room by removing the dividing wall.

GROUND FLOOR LIBRARY/STUDY

Beyond the living room, through the double door, is an exceptionally beautiful, cozy, and high library with an adjoining study, exuding the classic and intimate ambiance of a true gentlemen's room. Thanks to the impressive double-story height, the beam construction of the roof remains visible here. The inner wall has been completely transformed into a library, complete with a genuine rail ladder to reach the upper books.

In front of this impressive library wall stands a large, freestanding, wrought iron open fireplace. There is ample space around it to sit back, talk, and enjoy the wood fire and a drink from the corner bar together. The wall of the side facade contains, in addition to the bar, several beautiful niches, for example, for a collection or artworks. The seamless integration of indoor and outdoor living is evident here: the spacious room has two sliding doors to the backyard.

Opposite, down two steps, is the study/home office with three large windows overlooking the front garden. It also features the continuous marble floor of the entire ground floor. This study does not have underfloor heating for a good reason; underneath lies the wine cellar. Therefore, this space has two panel radiators to ensure a pleasant indoor climate at all times. The bookshelves here are custom-made, including a workspace in the corner.

WINE CELLAR

This extremely beautiful cellar was designed by the current owners for their special wine collection. The entrance to the solid hardwood staircase is in the corner of the library-sitting room. The wine tasting cellar has an optimal climate; there is no heating. Custom-made shelves have been made by a cabinetmaker, which beautifully complement the tiled floor. The window well, secured with decorative bars, provides fresh air and indirect daylight.

The climate is constant; therefore, this authentic cellar is very suitable for long-term storage of delicate wines. The beautiful wine collection, featuring numerous top wines and grand crus, is also available for acquisition.

FIRST FLOOR

The wide, beautiful open staircase in two types of wood leads to landing 1 with a loft and a window in the side facade overlooking the garden, garage, and the woods. Bedroom 1 has ample storage space behind the shutters under the sloping roof. There is a window in the side facade as well as a window in the dormer. Bedroom 2 has two windows in the dormer overlooking the front.

In the master bedroom 3 at the front, a large custom-built wardrobe has been made under the sloping roof with a sliding wall. Behind this custom wardrobe is additional storage space, for example, for winter sports equipment and suitcases. And on the other side of the room, a custom sliding wardrobe has also been made. This bedroom has direct access to bathroom 1 and is equipped with an air conditioner (Daikin 2023) for heating and cooling.

This bathroom 1 is equipped with marble floor and wall tiles and towel radiators. It features a bathtub, a shower cabin, double washbasin, and a wall-mounted toilet. The wide window overlooks the garden, ensuring complete privacy.

SECOND FLOOR

The second floor is accessible via the steep fixed staircase. The bright landing 2 has a large window, offering a beautiful view over the backyard. On either side, there are two bedrooms on this floor.

Bedroom 4 and 5 both have a large window and plenty of storage space under the sloping roof. A beautiful slanted window has been installed in the facade.

This floor has its own bathroom 2 with a shower cabin and washbasin.

DOUBLE INDOOR GARAGE & BICYCLE STORAGE/WORKSHOP

From the leafy Boslaan, the entrance is at the electric gate, flanked by brick pillars, with a doorbell and intercom. Beyond the gate is a spacious paved courtyard and access to the double garage with parking spaces on the left and right.

The indoor, double garage with radiators, tiled floor, and electric sectional door is accessible from the entrance hall. There is ample space for two cars and various cabinets. Practical: the utility sink, so water connection and drainage are available. The underfloor heating system is also installed in the garage. Next to the fixed staircase to the wellness attic, there are connections for laundry equipment.

Directly behind the spacious garage, the owners have built a separate bicycle storage/workshop, with a cabinet wall and access door to the side garden. Residents therefore do not need to maneuver bicycles past the parked cars. This heated space is suitable as a workshop and for storing bicycles, gardening tools, and furniture.

WELLNESS FLOOR ABOVE GARAGE

Above the garage, accessible via the fixed, hardwood spiral staircase, is a spacious and bright wellness attic. Here is a spacious sauna for three to six people with a custom-made electric heater, with integrated storage space on both sides.

Thanks to two large Velux skylights in both sloping roofs, this space is particularly light. There is ample space for sports equipment, in addition to the shower and refrigerator. This space can also serve excellently as an extra guest room for visitors.

SURROUNDING GARDEN

The surrounding garden with irrigation is classically landscaped with a beautiful variety of mostly evergreen plants, always excellently maintained. Due to the timeless combination of lawns, flower beds, hedges, shrubs, and trees, the outdoor space seamlessly blends into the surrounding forest. The large lawn is ideal for children and pets to play outdoors. Many birds, rabbits, and squirrels can also often be found here. Privacy is optimal thanks to the fencing around the entire plot, combined with safe and beautiful outdoor lighting with twilight switching.

The wide backyard faces southwest, ensuring sun throughout the afternoon and evening. The mature greenery and trees around it, especially the stately beech, provide shade. They also surround the large and neat lawn, in which a beautiful bronze sculpture (available for acquisition) by artist and bronze caster Jos Dirix is ??featured. Just beyond the majestic beech is another beautiful pond. In the right corner, a sheltered seating area has been created, surrounded by mature greenery.

The more than man-high hedges and other vegetation around camouflage the fencing, which provides privacy and security all around. Behind it runs a walking and jogging path through the woods and the bike path to Geldrop.

Next to the living room and kitchen is a covered terrace with an open wood fireplace and terrace heaters. There is plenty of space to enjoy alfresco lunch or dinner with the whole family.

The neat lawn extends to the side of the villa, next to the garage. There is also a beautiful wooden garden house with a brick bottom and a canopy. The garden house with an area of ??approximately 10 m² can be used for garden machinery and furniture. Hidden from view by yew and Japanese holly hedges, this is also where firewood is stored.

The view here is free, rich, and green. The villa is surrounded by woods, with a forested villa neighborhood on the outskirts of Mierlo.

The continuous and quiet tree-lined avenue is for local traffic only. Yet, you can easily and quickly reach the center of Mierlo on foot or by bike for shopping, groceries, or a cup of coffee.

A half-hour bike ride to Heeze Castle and Heeze through the Braakhuizensche Heide and the Strabrechtse Heide is definitely not a punishment. The Heezerweg and Geldropseweg are nearby, while the A67 motorway is just a fifteen-minute drive away. The location is optimal in relation to Eindhoven and Helmond.

MIERLO AND SURROUNDINGS

Until recently, Mierlo was an independent municipality. After having previously ceded Mierlo-Hout and Brandevoort to Helmond, the village merged with Geldrop to form the new municipality of Geldrop-Mierlo. Mierlo, with approximately 10,000 inhabitants, is the smallest core of the merged municipality.

The Brainport village of Mierlo is known for its cherries, such as the Mierlose Zwarte, which is making a comeback with the help of the IVN. There is De Kersenboerderij, the last full-fledged high-stem orchard in Mierlo. When the cherry trees are in bloom in April, there is even a 16 km IVN bike and cherry blossom route.

A real attraction is Dierenrijk, the zoo near the Gulbergen. The village is also known for the Television Tower, the 105 m high transmission tower on the edge of the Molenheide, which watches over the village like a Big Friendly Giant.
