Apartment 41 H is part of the newly developed Hoog Hanssum on the Maas. This exclusive building consists of only twelve luxurious, age-friendly, and energy-efficient apartments designed to meet the highest standards of comfort and sustainability.

Hoog Hanssum is located on the outskirts of Neer, directly on the Maas River and its beautiful promenade. The charming village of Neer, with its various amenities, is easily accessible by bike or on foot. The Neer-Rijkel bicycle ferry is just 140 meters away, offering daily crossings from May to September until early evening.

Thanks to the national program ‘Dike Reinforcements Neer’, carried out by Rijkswaterstaat and Waterschap Peel en Maasvallei, this area has been transformed into a secure and attractive location. The marina has been dredged, the promenade repaved, and the dike strengthened. Additionally, the ferry slope has been renewed and several seating areas created, making this area an ideal place to live and relax.

From 41 H, you can enjoy daily views of the changing panorama over the promenade, the Maas River, and the marina. Across the river, you overlook the pristine countryside of Rijkel and the natural bird reserve of Rijkelse Bemden. At the rear, there’s a beautiful view of the wadi with newly planted trees and the vegetated sound barrier beyond.

MUNICIPALITY OF LEUDAL AND SURROUNDINGS

The picturesque hamlet of Hanssum is part of the charming village of Neer. This area is a pearl in the municipality of Leudal, the largest municipality in Limburg, and offers a rich history dating back to the early Middle Ages.

Together with Haelen, Hunsel, Roggel, Heythuysen, Baexem, Grathem and Kelpen-Oler, Neer forms the municipality of Leudal. The village of Neer was awarded “the nicest village of Limburg” in 2011 and remains a favorite destination for tourists, vacationers and water sports enthusiasts.

Neer is famous for the Lindeboom brewery, just 1,700 meters away, and the impressive national monuments such as monastery Keizerbosch and the Friedesse watermill from 1717, located 1,100 meters away. The historic village center offers the imposing St. Martin’s Church and a collection of beautiful historic buildings and facades, which contribute to the authentic atmosphere of the village.

In the immediate vicinity of Hanssum, you will enjoy magnificent views of the Meuse River and the picturesque Neerbeek with its fish ladders. These surroundings offer plenty of opportunities for recreation and relaxation, making life here feel like a permanent vacation.

HISTORY

Gagelstraat 107, together with Gagelstraat 109 and Willemstraat 108, is housed in the former Gomarus cigar factory (commissioned in 1902) by Norbert van Reuth. This factory was operational from 1903 to 1934. This municipal monument is a rare example of the industrialization of Eindhoven.

The design and location are characteristic. The arched windows, segmental arches above windows and doors, the mansard roof with the distinctive masonry in dentil style underneath are particularly beautiful.

The cigar industry dominated the Eindhoven economy in the second half of the nineteenth century, and just before the turn of the century, more than a fifth of the nearly five thousand inhabitants earned their livelihood from it.

Despite the rise of Philips and the resulting increase in labor costs, the sector managed to maintain itself fairly well in the following decades, although a concentration process occurred at the expense of small entrepreneurs. Moreover, the cigar industry spread southwards over the Kempen region to places like Valkenswaard and Bergeijk. Particularly in Valkenswaard, there were an estimated sixty cigar factories, alongside hundreds of people active in home-based industry.

The best-known entrepreneur was Hendrik Kersten, founder of the cigar brand Willem II. In the wake of the cigar industry, supply companies for paper, matches (Mennen & Kuenen, 1870), and boxes (Picus, 1883) also developed.

GROUND FLOOR LAYOUT

The impressive entrance hall with a large atrium, meter cupboard, and bicycle storage stands out for its sturdy appearance, unique daylight, and stunning height. Behind it lies a practical utility room with washing machine connections under an original vaulted ceiling.

The heart of this loft home is the spacious living-dining kitchen of over 50 m² with a two-sided tunnel gas fireplace. The original ceiling beams add extra charm. The adjoining sitting room with workspace overlooks the sunny city garden and has its own door leading to the parking space.

The cozy custom kitchen (2019) with cast floor, ample storage space, and composite countertops revolves around the immense island with seating for the wall unit with built-in cabinets. This includes a brass sink, tap, and four PITT gas burners, with a designer hood with lighting above. There is plenty of space for a large dining table. The kitchen is fully equipped with a steam oven, oven, refrigerator, drawer freezer, and dishwasher (2023).

FIRST FLOOR

The custom-made landing staircase of oak and steel is a real eye-catcher in the house. The balustrade can optionally be equipped with glass panels. A lift installation is also possible in the center of this immense staircase.

On landing 1, there is a luxurious guest toilet with a fountain. The living room with impressive height and authentic brick is atmospherically and stylishly restored.

Adjacent is the spacious bedroom/office 1 (currently used as the master bedroom) with a glass wall and original brick wall, equipped with a custom wardrobe wall with built-in washbasin. This room is also ideal as a spacious home office with a kitchenette. A private second bathroom can easily be realized here.

SECOND FLOOR

Together with the top floor, this is the domain of the children. On the spacious landing 2, there is a separate toilet with washbasin connection. Additionally, the spacious bathroom (2019) can be found here, complete with two washbasin units, a bathtub, and a fine rain shower. There is an extra cupboard for towels, and underfloor heating is applied.

On both sides of the bathroom are two large bedrooms and sitting rooms. These rooms are wonderfully light thanks to the Velux windows in the mansard roof. What also stands out are the beautiful roof beam constructions that remain visible, giving the rooms a unique and charming appearance. This makes this floor not only functional but also very atmospheric and attractive for children.

THIRD FLOOR

On the compact landing 3 with a round window is a spacious 4th bedroom or office. This room is equipped with no fewer than eight large Velux skylights with insulated glass and blackout roller blinds. At the back, you will find the technical room with the central heating combi boiler (Vaillant HR 2008) and the Stork Air ventilation system with heat recovery.

On the south side, the balustrade provides a mezzanine and an open connection to bedroom 2. For optimal privacy and preservation of daylight, a glass wall can be placed here. This spacious room at the top of the house is perfect as a bedroom-sitting room, home gym, game room, or home office.

OUTDOOR SPACE AND PRIVATE PARKING

This loft villa features a sunny city garden of over 30 m² on the south, perfect for sunny afternoons. With a private back entrance to the private parking space on Willemstraat, there is plenty of space for a drink and dining terrace. The garden is equipped with lighting and sockets for added convenience.

The owners rent an additional parking space in the garage under Hoog Gagel and have options to park on Gagelstraat itself with a municipal parking permit.

LOCATION AND VIEW

This municipal monumental house is in a prime location, just a stone's throw from the city center. All necessary amenities, restaurants, culture, and entertainment are easily accessible on foot or by bike.

The view offers a charming cityscape of the cozy Gagelstraat, the newly built apartment complex De Willem, and the compact city garden.

This city villa was optimally insulated in 2020/2021 and has an energy label A (valid until 2034). The roof was completely renewed and equipped with insulated roof panels. The floors are insulated with expanded polystyrene, and the facades are fitted with PIR boards.

For heating, the house uses a Nefit HR combi boiler, supported by underfloor heating as the main heating on all floors. There is also air conditioning for heating, ventilation, and cooling, making the indoor climate always pleasant. To further increase energy efficiency, almost all windows are fitted with double and high-efficiency glass.

5 ASSETS OF THIS MOVE-IN-READY, EXCLUSIVE CITY VILLA IN THE CENTER OF ’S-HERTOGENBOSCH WITH DOUBLE PARKING LIFT, WHERE A PEACEFUL LIVING ENVIRONMENT AND CITY VIBRANCY SUBLIMELY COME TOGETHER

1. Ultimate Comfort
A city villa with New York allure created with passion and precision. High-end and warm, with complete home automation, custom interior, three bedrooms, two bathrooms, office space, and an outdoor terrace. Ultimate comfort in the heart of Den Bosch.

2. City Vibrancy and Peace
Orthenstraat is an atmospheric, remarkably quiet one-way street, free from bus traffic in the historic city center. Residents enjoy city vibrancy without the hassle. Trendy Uilenburg is within walking distance, and the Het Bossche Broek nature reserve is close at hand.

3. Indoor Parking
The car lift is a surprising eye-catcher. The system allows for indoor parking for two cars, unique in the city center. Bonus: it’s not necessary to move one car outside to make room for the other.

4. Multifunctional Basement
The basement is an ideal addition to the upper floors. It is multifunctional and can be used as a home office or extra living space in the form of an exhibition space, gym, or relaxation area.

5. Sunny Outdoor Terrace
The terrace, an extension of the living kitchen, offers peace near the bustling heart of ’s-Hertogenbosch. Surrounded by lime trees, residents enjoy privacy, greenery, and sunny days here.

LAYOUT - ENTRANCE WITH INDOOR PARKING SYSTEM
Step inside, experience the unique entrance, and immediately come face to face with two indoor parked cars. The characteristic facade gives no hint that an auto lift greets you upon entry. It might be the biggest surprise of this lovely city villa. The safe, luxurious, and space-saving parking system allows parking for two cars indoors. About a hundred years ago, Orthenstraat 75 housed a garage for the fire department.

The double doors, the height upon entry, and a photo from that period remind us of those times. Today, this same space still serves as a garage. “Was it a childhood dream? It was mainly our wish to live in the city center with ample parking space as an absolute requirement. We found that in this house. While some neighbors walk fifteen minutes to their parking spots, we drive our cars inside in no time,” says the homeowner. The presence of an advanced camera system ensures safety. Another plus: there is no need to move one car outside to make room for the other. Due to the height (over four meters) and the presence of a basement, one car can be parked indoors while making room for the other.

RECEPTION AREA, BASEMENT WITH OFFICE AND GYM
A few steps up, it’s an experience to walk straight toward the custom bar. A real experience, because a bundle of light in the form of an elegant indoor garden beckons on the left. A central light point in this city villa, essential for creating ambiance on each floor with optimal daylight entry. In its current form, the bar serves multiple functions. Those working from home in the basement pause and enjoy a well-deserved latte macchiato. After a workout, one can drink water and make an ultimate recovery drink, and the best aperitifs and digestifs are served here during home dinners. Let ideas and possibilities calmly pass in review. The beautiful staircase downstairs leads to the basement—a space to work, study, or exercise.

FIRST FLOOR - LIVING KITCHEN
Take the stairs up, and the custom cabinets from the bar/reception area return in the same style on the first floor. The wall hides the staircase from view and also offers a lot of extra storage space. Light and spaciousness are adjectives that describe this floor well. The indoor garden plays a significant role in this. But also look at the wide, ceiling-high sliding door in the living kitchen. What an enormous amount of daylight! The timeless custom kitchen consists of a large island and a cabinet wall, executed in the same luxurious and natural materials. It creates unity, tranquility, and a warm and stylish look. The island includes a sink area with Quooker and a work area with an integrated dishwasher and Bora cooktop. The kitchen is complete in terms of built-in appliances, from the refrigerator and freezer to a coffee machine and a combi microwave/oven. Naturally, there is ample storage space for kitchen essentials in the wall and around the kitchen island. Cooking enthusiasts will love it here.

FIRST FLOOR - OUTDOOR TERRACE
Due to the presence of the glass sliding door, the terrace is literally an extension of the living kitchen. Open the door, sit on the lounge bench, and the city center of ’s-Hertogenbosch feels miles away. Near the bustling heart of the city, traffic is barely audible here. You hear birds and distant sounds of children playing outside. In spring and summer, the lime trees ensure complete privacy and a green touch. Residents enjoy the spring sun on this spot.

Need more greenery? Walk a few minutes to the Zuiderpark or visit the lovely Bossche Broek a bit further away.

FIRST FLOOR - LIVING ROOM
Follow the sightline from the kitchen, past the custom cabinet wall, and discover the living room at the front of the house. A place where the current residents love to spend their time. “Due to the amount of light and spaciousness. It’s hard to imagine that this floor once consisted of five small rooms. Together with our architect, we recreated the space and optimized it. We thought about every detail, from the home automation to the sightlines, the lighting plan, and styling with an interior architect and the lady of the house. Lofts in New York were an inspiration.” The openness typical of these city houses also characterizes the living room. The indoor garden contributes to the loft-like setting. The living room and kitchen are distinctly separate but connected.

SECOND FLOOR
Behind the custom cabinet wall is the staircase. A seemingly hidden door leads to the hallway with stairs to the second floor. ‘Comfort and luxury’ are the keywords for this top living floor. Here, too, a large custom cabinet wall has been realized, providing much more extra storage space. This floor has three bedrooms, two bathrooms, and a separate toilet. The bedroom at the front features custom cabinets and an integrated desk. The smallest bedroom, adjacent to the indoor garden, is also perfect as a walk-in closet and offers access to a small storage attic.

The master bedroom, with its loft-like layout, feels like a luxurious hotel suite. The beautiful en suite bathroom is clearly separated from the bedroom. This bathroom is symmetrically designed with identical sinks on both sides. Opposite—in the middle—is the bathtub with the walk-in shower behind it. The soft, natural colors and materials create a wellness feeling at the end of the day. The toilet is separately housed on this floor. The second bathroom on this floor is smaller and features the same natural tones and materials, with a walk-in shower and sink.

HISTORY
In 2001, this former fire department garage at Orthenstraat 75 was renovated, including a new roof and cleaning up the stall for the first Den Bosch fire engines.

The former fire station also served as a garage for the mayor’s car. After a restoration in 2006, the hall became a location for a Den Bosch artist.

In the 1930s, during the construction of the fire station, Orthenstraat 75 was also adapted to a regional command post. A new facade was added, and the alley was closed.

CURRENT DESIGNATION
Orthenstraat 75 is located in the environmental plan of the municipality of ’s-Hertogenbosch, namely “Binnenstad,” “Paraplubestemmingsplan Bezorgfuncties, afhaalzaken en ondersteunende horeca,” and “Paraplubestemmingsplan woningsplitsing, verkameren en parkeren.” You can consult these plans via ruimtelijkeplannen.nl or omgevingswet.overheid.nl.

In article 4 of the provisions of “Binnenstad,” under the “Centrum” designation, it is indicated under 4.1. a to f what the grounds are intended for concerning the ground floor and basement. The second and higher floors are intended for living.

This thatched long-facade farmhouse was previously the parental home of the current owner. When the next generation took over this municipal monument in 2010, it became their dream home. The estate has been completely and extensively renovated and improved under the supervision of interior architect Marco Daverveld and Siebers Tuinen. Numerous authentic farmhouse elements have been preserved, including various characteristic windows and treated and sandblasted oak beam structures and pillars.

SUSTAINABILITY

This municipal monument has energy label A. The half-open barn with canopy was sustainably equipped in 2015 with 44 solar panels( 320 Wp) on both east and west sides for well-distributed output (about 10.1 MWh in 2023). Virtually all windows - upstairs everywhere anyway - have HR++ insulating glass. The mechanical ventilation has two heat recovery systems (Brink). The swimming pool is heated by a heat pump.

During the renovation, the old floors were removed and the ground was dug up to half a metre. Floor insulation, underfloor heating (entire ground floor and upstairs bathroom) and new finishing floors were then installed. In addition, the ceilings were extra well insulated. Home automation was also installed, so that remote control and the various wall panels/Ipads can be used to control all lighting in the house.

5 ASSETS OF THIS READY TO MOVE IN LONG-FACADE FARMHOUSE WITH DOUBLE GARAGE, MULTIFUNCTIONAL OUTBUILDING, POOL AND BEAUTIFUL GREEN SURROUNDINGS

1. Dream house status
The family created their dream home starting in 2010, which they now wish to pass on to another large family. “We had the best childhood we could have wished for here,” the children said. “Bet all the friends would love to be here!”

2. Timeless class with modern sustainability
Interior and garden architects Daverveld and Siebers gave this estate high-quality class with a combination of classic and modern comfort (energy label A through 44 solar panels, HR++ glass, heat pump for swimming pool, heat recovery, among others)

3. Spacious comfort for the whole family
Comfortable master suite for the parents on the ground floor, with an entire floor dedicated to the children, including four bedrooms, a second bathroom, and a second wardrobe/laundry room.

4. Expansive outdoor space
Large, comfortable, and multifunctional outbuilding located by the outdoor pool, with views of the natural pond and various terraces, double garage with carport, mature green garden surrounding it, and a semi-open third outbuilding for storage, adjacent to a pasture for (small) animals, on a plot of nearly one hectare.

5. Rural tranquility and privacy
Located in the countryside of Erp, municipality of Meierijstad, this ensemble offers a peaceful, rural living environment with complete privacy, and sports facilities, shops, and other daily amenities within biking distance; both Eindhoven and Den Bosch are about a 30-minute drive away.

GROUND FLOOR - LIVING SPACES

The entrance hall in the long right side facade features a wide cloakroom, meter cupboard with underfloor heating system, and luxurious guest toilet with wall-hung toilet, urinal, and beautiful washbasin unit.

The atmospheric living kitchen with plenty of morning sun, is the central heart of the house. The robust Lacanche cooker in the niche has four burners including wok burner, a grill, a warming or cooking oven, oven and warming drawer cum tableware warmer. Above it is flat ceiling extraction with lighting. Near the window is a practical coffee bar with natural stone top. The window sills are also in this type of stone. There is a fridge (2023), a double fridge-freezer (2023) and a large central sink island with dishwasher (2022). This island with bar and Belgian bluestone top has a sink with Quooker and classic mixer tap by Aqua Prestige.

In the gable end next to the kitchen is the official front door. Adjacent to the open kitchen is the raised lounge area, formerly an elevated living area. Directly by the kitchen, there is ample space for a very large dining table, leading towards the spacious living room.

The living room has double French doors opening to the garden and a beautiful soapstone stove in the tiled alcove, which can also be used to warm snacks on weekends. The oak parquet floor features several integrated floor outlets that can be controlled via home automation.

The office space, which can also serve excellently as a playroom or game room, is currently set up with two nice workstations, a wide custom-made (book)shelf wall, water connection (for a kitchenette), and its own door leading to the garden with a covered area and the outdoor swimming pool.

In the utility and laundry room with a sink and cabinets, the washing equipment connections are at ergonomic height (there is also a second laundry room on the upper floor). The full-height cellar – accessed by stairs from the raised lounge area – offers ample storage space and is partially set up as a wine cellar.

GROUND FLOOR - MASTER SUITE

Towards the rear of the long facade farmhouse is the spacious suite for the parents. The grand bedroom 1 features French doors opening to the garden and terrace. Alongside the high-quality custom-made wardrobe wall, there is also a semi-open walk-in wardrobe room with ample custom hanging and shelving options.

The luxurious bathroom 1 includes a spacious walk-in shower with a rain shower head, a freestanding bathtub, a wide wall unit with a hardstone countertop, two sinks with Aqua Prestige built-in faucets, and a wall-hung toilet. There is comfortable underfloor heating and a designer towel radiator.

FIRST FLOOR

The entire floor is dedicated to the children. They have four bedrooms, bathroom 2, a separate toilet, and their own closet-laundry room with Velux skylights throughout. Bedrooms 3 (with washbasin unit) and 6 (with gable window) at the gables are notably spacious and potentially divisible. Along the long corridor, there is also bathroom 2 with a washbasin unit featuring a granite countertop and a walk-in shower. Bedrooms 4 and 5 in the middle, adjacent to the separate toilet, also have their own washbasin units. The shared closet room includes washing equipment connections at ergonomic height in the wardrobe wall and storage space under the sloping roof.

SECOND FLOOR

Bedroom 6 has a loft ladder leading to the attic landing where the central heating boiler for heating and hot water of the floor is installed. The large attic space next to it is accessible via the loft ladder in the closet room. With a length of over 17 meters, there is ample storage space here.

OUTBUILDING 1 - SPACIOUS, COMFORTABLE AND MULTIFUNCTIONAL

This outbuilding, developed and built around 2011, spans approximately 190 square meters (about 7.30 x 26.30 meters). The possibilities are extensive; it can serve as a party venue, business space, or a complete residence for a nanny, students, caretaker, or elderly parents.

The front section, situated close to the main entrance of the farmhouse itself, features two large floor-to-ceiling glass window facades that can fully open. Currently used as a pool house and party central, it boasts a kitchen along the entire back wall with a cooktop, dishwasher, refrigerator, and sink. This high-ceilinged relaxation and entertainment area, adorned with beautiful beams, is conveniently located adjacent to the outdoor swimming pool.

The middle section, accessed through double barn doors, includes two changing rooms and a separate toilet with a fountain. If desired, an additional bathroom can easily be added here. A side door provides direct access to parking spaces and bicycle storage at the front.

Then there’s the versatile space of almost one hundred square meters: equipped with a second kitchen, two sets of double garden doors, a gravel terrace, and a stunning view over the natural pond. The kitchen features a gas stove with oven, refrigerator, countertop with sink, and several kitchen cabinets.

Combined with its own bathroom, this area can be transformed into a spacious, independent residence or commercial space tailored completely to your personal preferences. The large area is also ideal for activities such as an indoor playground, creative workshops, and children’s parties.

OUTBUILDING 2 - DETACHED DOUBLE GARAGE WITH EXTENSION, WIDE CARPORT AND DRIVEWAY

Around the corner is the detached garage with a thatched roof, offering ample space for two cars and a workshop, with a loft storage area accessible via a loft ladder. The extension provides plenty of storage space. Several cars can park on the wide driveway, as well as on the side area near the entrance of the farmhouse and outbuilding 1, where an electric vehicle charger is also located.

OUTBUILDING 3 - DETACHED OPEN BARN WITH CANOPY

The over 13-meter-wide semi-open farmhouse barn consists of various sections, including areas for animal feed, garden machinery, wood storage, general storage, and a technical room housing a groundwater pump, swimming pool equipment, and the boiler for the outdoor shower. If desired, a horse stable can also be accommodated here.

MAGNIFICENT GREEN ESTATE: GARDENS, MEADOW, SWIMMING POOL AND NATURAL POND

The luxury farmhouse is centrally located on its own estate with rich equipment, including garden lighting and garden irrigation with its own groundwater pump.

The large garden adjacent to the living area, with a paved terrace, is surrounded by towering beech hedges. Around the large lawn with a walnut tree, there are various borders featuring ornamental grasses. The centerpiece is the majestic red beech. This south-facing garden offers one hundred percent privacy and beautiful ambient lighting.

Around the corner is the utility room, accessible from the outside, housing a Nefit Topline boiler, heat recovery system, and water softener.

On the side of the plot is the large fenced meadow currently home to alpacas, close to grapevines and a large chicken coop with a meshed, fox-resistant run.

The two water features in the stunning garden each deserve special mention. Next to the grand heart-shaped natural pond with an aerator stand two stately weeping willows nearly half a century old. The pond is home to numerous fish species including goldfish and rainbow trout, and features a kingfisher wall.

The outdoor swimming pool, heated by a heat pump and equipped with a jacuzzi and safety-insulated cover, has its own outdoor shower and an infinity edge overlooking the pond. For lounging, barbecuing, and enjoying balmy summer evenings, there is a delightful pergola terrace with electric screens and a louvered roof.

SUSTAINABILITY

A final energy label C has recently been issued. In 2024, 18 solar panels (455 Wp per panel) were installed at the rear, and the electrical panel was simultaneously updated. The expected output of the solar panels is approximately 6800 kWh per year. A new Nefit HR combi boiler was also recently installed in the utility room/storage area. CONSTRUCTION FEATURES:

Energy Label: C
Plot area: 607 m²
Living area of the villa: approximately 213 m²
Other indoor space (cellar and storage): approximately 18 m²
Building-related outdoor space (covered entrance, garden canopy, balcony): approximately 19 m²
Total area: approximately 250 m²
Villa volume (according to measurement certificate): approximately 815 m³

LAYOUT

The villa’s facades are built in a cross-bond pattern (alternating one header and two stretchers, with headers aligning every other layer, forming a ‘chain’). The decorative brickwork and window distribution with mullions and shutters are also typical of the 1930s style. Inside the villa, authentic elements have been preserved or renewed in period style, including stained glass windows, a Marian niche, fireplaces, ceiling moldings and beams, and cloister doors.

GROUND FLOOR

The bright entrance hall provides access to the dining kitchen, living room, guest toilet, cloakroom, and the original staircase. There is a balcony ceiling and wainscoting throughout.

The deep living and dining room retains the original ensuite layout, beautiful fireplace, and stucco ceilings with decorative elements. The stained glass sliding doors are combined with built-in china cabinets with matching doors as in the dining kitchen. There are French doors opening to the canopy.

The cozy and bright dining kitchen with a large built-in pantry overlooks the green backyard. It features a U-shaped layout with Belgian bluestone countertops, AEG induction hob (2022) with extractor hood, refrigerator (2022), dishwasher, and combination microwave/oven. A fixed staircase leads down to a provision cellar with a constant indoor climate, ideal for storage or as a wine cellar. The kitchen also gives access to the large extension in the right wing of the house.

GROUND FLOOR EXTENSION

Currently, the right wing is used as an office. The hallway with an exterior door opens onto the right side façade, adjacent to the driveway. There is a loft ladder to the attic with a window. At the rear of the extension is the laundry and utility room with storage closet, sink, and connections for washing equipment. Adjacent is the (bicycle) storage/utility room with the Nefit HR combi boiler (2024) and door to the garden.

This wing is also ideal as a studio for a live-in family member or as an office/practice/business space with its own entrance and toilet. The existing toilet can easily be expanded into a second bathroom.

FIRST FLOOR

The spacious landing with wainscoting and stained glass windows leads to three large bedrooms and the renovated bathroom.

The master bedroom has its own balcony with a brick balustrade facing the green square at the front, with semicircular French doors. The open wardrobe area with dormer window has a practical wardrobe wall with plenty of storage space. The other two bedrooms are spacious and bright, both with a sink and large built-in closet.

The bright bathroom was luxuriously renovated in 2019, retaining the original and distinctive window strip in the front and side façade. It is fully equipped with a washbasin cabinet and stone washbasin, third toilet, and spacious walk-in shower with rain shower. There is a towel radiator and natural ventilation.

SECOND FLOOR

A staircase leads to the landing on the top floor with the authentic roof structure. There is ample storage space in the roof slope as well as behind the roof hatch. Here is a generous fourth bedroom with a dormer window. This is also the technical room for the second Nefit HR combi boiler (2015) for hot water for the bathroom.

OUTDOOR SPACE WITH CANOPY, GARDEN, AND TERRACE

The spacious driveway offers plenty of parking space. The linden tree near the car charger was planted during the construction in the 1930s, after which Huize De Linde is named.

The sheltered front and side garden facing west and south offer privacy and plenty of shade from stately trees and shrubs. The backyard has borders, paved paths, a mature Japanese maple, lawn, and a rustic pond with fish. The rear boundary can be designed to your liking in consultation with the neighboring residents.

The beautiful canopy at the double French doors from the living room features a skylight, lighting, electrical and TV connections, with space for an outdoor fireplace and kitchen.

LOCATION AND VIEW

The monumental villa is well accompanied by other municipal monuments: the adjacent St. Cornelius School and the opposite St. Joseph Church. The picturesque village square itself, with its majestic linden trees, is about to be designated as a protected village view. Combined with the mature side and rear garden, the view is green and tranquil, with plenty of privacy.

VENHORST AND SURROUNDINGS

Venhorst is part of the North Brabant municipality of Boekel and has been a Peel reclamation village since 1932. This history is still visible, including during the Reclamation Area bike route, the nature park De Perekker, and the landscape park Voskuilenheuvel. The small village has numerous own amenities and a rich community life.

Nearby are Boekel and Gemert, as well as the larger municipalities of Veghel and Uden, while major cities like Helmond, Eindhoven, and ’s-Hertogenbosch are easily reachable within thirty to forty minutes by car.

LOCATION AND VIEWS

Blixembosch is spacious and is located on the outskirts of Eindhoven. A well-known part is the American jazz-themed neighbourhood with large, detached houses. On Count Basiegracht, this is the largest plot in this quiet street with mainly local traffic.

Special: the canal is a protected area because a rare species of frog lives there. The kingfisher and many water birds are also regularly spotted there.

The view in front is lush green most of the year: the canal is surrounded by mature trees and shrubs. Behind it are the much-used cycle path to Ekkersrijt and the new buildings currently being built. Behind, the enclosed garden offers green views thanks to mature planting.

EINDHOVEN, BLIXEMBOSCH AND SURROUNDINGS

Kennedylaan to the heart of Eindhoven. Further away are WoensXL shopping centre and the large Eindhoven-Noord sports complex, including the ir Ottenbad and numerous indoor and outdoor sports clubs.
Within cycling and walking distance is also beach park Aquabest, with its fishpond, cable cars and beach club, and amusement park DippieDoe.

Eindhoven city centre with its many cultural amenities, shops and various catering establishments is within easy cycling and driving distance.

Truly 'a sea of space', for living, working, together and separately. This detached villa offers a multifunctional layout and could well be one of the largest houses in Blixembosch.

The current owners designed the villa themselves and thought particularly well about the various rooms and a logical layout. Space and (multi-)functionality were central to their thoughtful concept and the villa was therefore designed from the inside out. They placed particular emphasis on light, sightlines, warm colours and lots of storage space.

The many available spaces are extremely functional, in contact and connected. Moreover, several rooms are multifunctional; home office, TV room, game room, home gym, cake studio, sewing workshop, workshop and/or extra bedroom.

LEVEL +1: LIVING WING

The covered entrance with wide staircase and platform makes an immediate impression. The double front door with privacy glass, also all around, opens into the surprisingly large, high and bright reception hall with meter cupboard, loft and Velux skylight in the roof plane. The guest WC with fountain and cloakroom, are practically out of sight, to the right behind the hall wall.

The double doors with cut glass to the living and dining room give direct views to (and through!) the open tunnel gas fireplace and the mature rear garden.

The living room with solid hardwood Afzelia parquet flooring is spacious and bright with approximately 80 m² of living space thanks to the large windows at the front and rear as well as the bay window in the side wall.

Through the double sliding door with frosted glass, there is a multifunctional (work) room at the front, currently used as a home office. This room with cupboard wall and mailbox, could then also be used as a TV room or library, for example.

The see-through gas fire from the living room to the dining room with smoked glass and granite in the half-open partition wall, links the garden-oriented dining room to the half-open kitchen. There is optimal daylight through the ceiling-high windows, whereby two parts of the wide sliding door at the rear can be slid open for direct connection to the garden and the terrace on the terrace.

The timeless and semi-open Poggenpohl kitchen with lowered ceiling, has extra-deep 70 cm granite worktops (instead of the regular 60 cm). This maximises the use of corners and, for example, the space behind the four-zone Miele induction hob.

Around the one-and-a-half stainless steel sink under the double kitchen window, the granite is cascaded milled, preventing water from getting onto the floor. Clever: the roller shutter cabinet allows kitchen appliances to do their work in a muffled way. Clever: the roller shutter cabinet allows kitchen appliances to do their work in a muffled way. Furthermore, the kitchen has several Siemens built-in appliances: dishwasher, fridge, microwave, convection oven and stainless steel extractor hood. Hot water comes quickly, thanks to the Daalderop close-in boiler.

The adjacent utility room has a kitchen unit with plastic sink and a large Liebherr built-in freezer. Next to the cellar stairs to the basement are the connections for the washing equipment.

LEVEL +1: PARENTAL SUITE

This residential level has a surprisingly large parental suite, which is complete with walk-in wardrobe space, en suite bathroom 1 and a sizeable master bedroom 1 at the rear.

The luxurious bathroom 1 features a double corner bath, a washbasin unit and a spacious walk-in shower with semi-circular glass walls and flat floor channel. There is a towel radiator and mechanical extraction as well as natural ventilation through the frosted-glass window.

The walk-in wardrobe room has a double door and automatic lighting. This dressing room is practically equipped with shoe racks, drawers, hanging and laying areas.

Next to the parental suite is - currently - another study with closet wall at the front of the villa. This room has sink connection and could easily be used as an extra bedroom or baby room, or office, playroom or TV room.

FLOOR + 2: BEDROOMS & WORK ROOMS WITH STORAGE ATTIC

Attached to the spacious landing with balustrade and loft are no fewer than four large bedrooms, bathroom 2 with shower, the separate toilet and the technical storage room.

Bedroom 3 has a playful layout and rooflines, with a large Velux skylight in the roof plane. A lovely children's play area can be created under the roof slope.

The rear room 4 is now business and multifunctional in use as a studio and creativity space for baking cakes. This practical room has a skylight, a dormer with double window and air conditioning. There are also connections for a sink.

Bedrooms 5 and 6 are almost the same size and mirrored. Both have a dormer with double window, a playful layout and rooflines as well as a door to the many storage spaces under the roof slope. Bedroom 5 has its own sink, while bedroom 6 has connections for a private sink.

Central on this floor is bathroom 2 with washbasin furniture and walk-in shower, there is mechanical extraction. The ceiling hatch here gives access to the storage attic in the ridge of the villa where the mechanical ventilation unit is installed.

The technical storage room houses the Nefit Ecomline central heating combi boiler HR 2001 and the central vacuum system. This room offers many storage options Also, a remarkable amount of space is hidden under the sloping rooflines.

LEVEL - 1: BASEMENT WITH MULTI-PURPOSE ROOM C.Q. SEWING WORKSHOP, DOUBLE GARAGE AND PANTRY/STORAGE ROOM

This level is partly below ground level and offers a complete use: parties, work, chores, sports, relaxation, tinkering; it's all possible here.

The basement is accessible indoors via the wooden stairs in the pantry and from outside via the wide and illuminated exit with drainage from the public road.

Thanks to the villa's elevated position, with front and rear landings, the entire basement has swing windows with security bars all around, for natural ventilation and daylighting. The underground location ensures a constant indoor climate.

Lighting in the garage and downstairs area was automated in 2019.

Centrally located is the tiled porch with cabinetry. The two wicket doors lead directly to the extra-deep garage and the multi-purpose room c.q. sewing workshop.

The approximately 11-metre deep garage with heating has space for parking two cars one behind the other with additional space in front and behind for storing bicycles and a workshop. In a separate room near the electric garage door, is the well with submersible pump that drains excess water from the slip road. The floor is finished with two-component coating, making it water- and oil-tight.

On the other side of this fully undercrofted villa, there is a 54 sq m multi-purpose room now used as a sewing workshop. There is a folding window for daylight and ventilation, two radiators for heating and a utility sink with hot and cold water.

This fine and spacious space could be used for numerous applications: billiards and table tennis, home cinema, private bar, gameroom, workshop, workshop, wellness and fitness. Also an idea, and logistically convenient with the large storage room and deep garage next door: shop with home storage.

Adjacent to the sewing workshop is a large pantry or storage room. In addition to storage space, this room can also be used for all kinds of functions, as a swing window, daylight and ventilation are also available here.

GARDEN AND OUTDOOR SPACE

The front garden with artificial grass, offers an open view and corner to Scott Joplin Avenue. If desired, this can be (partially) joined to the fenced rear garden. To the right is a wide paved path with lockable rear gate, next to the tall hedge on the property boundary with the neighbours.

The back garden with garden watering is enclosed with man-sized overgrown fencing, so safe for children and pets. There is a second lockable gate in the side hedge; handy when children want to play in the park and playground of the cul-de-sac Scott Joplin Avenue.

The garden has been cleverly landscaped by the landscaper. From the tiled boardwalk terrace with balustrade - with all the space for lounging and eating outside together - a footpath slopes lazily down, also ideal for pram or wheelchair use. Above the full width of the bordesterrace, the sliding door and the deep overhang, electric blinds provide shade.

To the side is a short staircase to the spacious summer terrace under the electric slat canopy. This is surrounded on two sides by hedges, on the third side is an electric screen for optimal shelter. In front of it is another open paved sun terrace that can easily accommodate a large parasol; also great for barbecuing.

Along the two footpaths, at various levels, there are many borders where mature plants grow and flourish. This can be fully enjoyed on the terrace in the other corner of the garden, which catches the morning sun.

LOCATION AND VIEWS

Blixembosch is spacious and located on the outskirts of Eindhoven. A well-known part is the American neighbourhood with jazz-themed and large, detached houses. Next door is the Italian district with opera theme. The through road Opera is on the border of both neighbourhoods, with trees on both sides, separate cycle paths and parking lanes. To the side is the dead-end Scott Joplin Avenue with green strips, streetlights, park and playground.

Actually, this large farmhouse on this gigantic plot deserves the predicate 'estate'. The entire complex has a (double) residential destination.

In 2010-2011, this approximately 36-meter long Brabantian long facade farmhouse - the ancestral home of the lady of the house - was completely rebuilt except for a few walls, including the foundation. While preserving the layout, original materials, door and window shapes, and masonry techniques, as shown by the beautiful 'mouse tooth' patterns in the facades. Skilled craftsmen used original materials from another authentic farmhouse for this purpose. However, glass facades and Velux skylights have been incorporated, seamlessly integrated into the newly laid thatched roof, which provides extra daylight and eye-level views everywhere. All doors and (stable) windows have the original sizes and functions.

The design and construction were done in consultation with the Brabant Landscape, to preserve all original style and landscape elements. Interior and layout were realized under the guidance of BNI interior architect Doret Schulkes. The entire long facade farmhouse is prepared for dual occupancy, with double partition doors, separate central heating boilers, and vacuum systems.

Outbuilding 1 has been completely renovated, and outbuilding 2 has been newly built. The entire property has been operated for many years as the highly luxurious and well-known B&B Leendershoeve with four suites on the left side of the farmhouse.

What will the owners miss? "Certainly the sunsets from the terrace here; every day so incredibly beautiful and a different 'painter' every evening.

SUSTAINABILITY

The farmhouse has an energy label A (until 06-07-2032). The 48 high-efficiency solar panels on the outbuilding (double garage) provide nearly all of the electricity consumption.

During construction, the entire roof was renewed, including the baked roof tiles and the thatched roof (which was reshaved at the beginning of 2022). By applying wooden roof battens on the inside, on the 14 cm thick roof insulation, the rafters could be installed at the correct (eye) height and concealed for the added Velux skylights. Acoustic ceilings have been applied in the living area (living room and living kitchen) of the main residence.

Considerable attention has also been paid to the floors. On the oak ceilings in the guest accommodation or residence 2, there are double insulation layers on the floors, then planks and then the flooring.

All pipes, inlets, and outlets are concealed behind lockable shutters in the sloping roof in the rear facade.

Both on the ground floor in the living room and on the first floor, the main residence and the guest accommodation are separated by two lockable and soundproof doors.

5 ASSETS QUALITIES OF THIS SPECIAL DOMAIN, IN THE RURAL AREA OF ASTEN-HEUSDEN

1. Energy label A - without variable electricity costs
The farmhouse and outbuildings were completely rebuilt in 2011 and equipped with an optimal insulation package. At the end of 2019, 48 HR solar panels were installed on the outbuilding with a yield of around 16.8 MWh per year, resulting in no variable electricity costs.

2. Space, space, space
An ensemble of large size, both outside on the immense plot of over 1.7 hectares and inside the 36-meter-long facade farmhouse with a volume of around 1,650 m³ and approximately 450 m² of living space, combined with two spacious outbuildings and panoramic views over the meadows with shrubbery.

3. Plenty of possibilities
Built with the best authentic building materials in collaboration with Brabant Landscape and interior architect Doret Schulkes; particularly suitable for dual occupancy for resident family members or otherwise, but also for B&B or keeping bees, chickens, and goats, for horse and car enthusiasts.

4. Freedom and privacy
Exceptionally fantastic and free living in a friendly neighborhood with optimal privacy and with a spacious and peaceful feeling.

5. Location
Located on the edge of the village, rural and green living in the Brabant Peel and yet a short distance from the main road A67 and N279 to Helmond and Roermond; about 25 minutes by car from Eindhoven and within cycling distance of daily amenities and (primary) schools.

MAIN RESIDENCE GROUND FLOOR - LIVING AREA

A footpath between the tall beech hedges around the front garden leads to the front door. Behind it is the spacious, bright entrance hall with the meter cupboard and the central heating room for the main residence.

From the entrance hall, double, black steel doors lead to the spacious living room with acoustic ceiling and oak beams. The beautiful tiled floor is seamlessly laid throughout. Both the front and rear facades have multiple large windows, so daylight comes from two sides. Beyond the gas fireplace, the living room extends to the wide custom-made cupboard wall where the loft provides a beautiful view of both floors, the floating bridge with glass balustrade, and the timber masonry.

In the semi-professional living kitchen, there is a huge cooking island annex breakfast bar with the flat stainless steel extractor hood above and the see-through tunnel gas fireplace to the spacious dining room on the side. The composite worktop integrates the 1.5 stainless steel sink with Quooker tap and the Miele induction hob with four zones and separate gas wok burner. The sleek cupboard wall behind the island is equipped with a Miele combi oven, Miele steam oven, many drawers, extra-large Miele dishwasher, large Miele refrigerator with vegetable and fruit zone, and an extra composite worktop.

Both the living room and the kitchen are finished with acoustic plaster ceilings combined with oak wooden structural beams. The ceiling finish of the other spaces in the farmhouse is provided with oak wooden beam ceilings.

Adjacent to the living kitchen, there are two passages to the particularly light and atmospheric dining room. In the front facade, there is a double room-high window; in the rear facade, there is a beautiful and panoramic view through the glass facade with door to the rear plot and the mature garden, each season exceptionally beautiful!

MAIN RESIDENCE GROUND FLOOR - WORK AREA

To the right in the entrance hall is the door to the study with the raised part over the full depth of the farmhouse. This room with raised section is currently used as an office, with large windows in the front and side facade for plenty of daylight. Around the window in the front facade, a beautiful custom-made cupboard wall with window-sill niche has been made to measure.

This study also provides access to the adjacent open study space currently used as a gym. In addition to a bookshelf, this room is characterized by an authentic, large fireplace with an original cast iron tile stove - this used to be the kitchen - and a naturally sound-absorbing beam ceiling.

In the corner are two doors; one to the stairs to the raised area in the study and one to the hatch with descending stairs to the basement with light well, central vacuum system connection point, shared underfloor heating unit, and plenty of storage space.

MAIN RESIDENCE FIRST FLOOR

Also on the first floor, the main residence and the guest accommodation are separated by two lockable and soundproof doors.

Beyond these doors is the beautiful loft with floating landing bridge with glass balustrade and a skylight on both sides for optimal daylight. Here, the beautiful building materials and construction of the farmhouse are clearly visible.

The loft is again closed with a door. This opens into the large and light bedroom 5 with three Velux skylights. Special: in this spacious bedroom, next to the door, there is a special stained glass window from 1954.

The next door leads to a compact landing at the stairs to the ground floor. Past the large household and linen cupboard with central vacuum system connection, is the parental suite, which can safely be called spacious, consisting of master bedroom 6, bathroom 5, and a dressing room with Velux skylight.

The luxurious and light bathroom 5 has plenty of cupboard space, two sinks with worktop and wall unit, a large walk-in shower with rain shower and partly frosted glass panel, a towel radiator, a separate, floating toilet, a Velux skylight on both sides, and parallel to the traditionally brick chimney breast, the semi-freestanding designer bathtub.

This bedroom 6 in the parental suite is accessible through the blind sliding door in the private bathroom. The Velux skylights on both sides are equipped with insect screens and blackout window coverings for undisturbed sleep.

GROUND FLOOR GUEST ACCOMMODATION

The left part of the farmhouse used to be a well-running B&B. Via the left driveway with a metal gate, there's a 2nd entrance through the backyard and terrace with pergola, leading to a living area annex kitchen with a natural oak ceiling and wood-look tile floor. There's an eight-person dining area, and under the fixed staircase, a custom-made kitchenette with sink and refrigerator is installed.

Next to it is the large bedroom 1 with its own bathroom 1, forming a (guest) suite together. In the spacious bedroom overlooking the terrace and backyard, the original oak beam laid in 1874 can be seen, continuing into bedroom 2 at the front. Bathroom 1 features a walk-in shower with glass door, towel radiator, wall-hung toilet, and sink.

Also accessible from the living area with kitchen is bedroom 2, also with its own bathroom 2 with pocket sliding door, automatic lighting, walk-in shower with glass door, wall-hung toilet, towel radiator, and sink. Bedroom 2 overlooks the hydrangeas and beech hedge in the front garden.

FIRST FLOOR GUEST ACCOMMODATION

The staircase from the living area with kitchenette leads to the spacious, bright landing with Velux skylight and custom-made drawer cabinets. Right by the stairs is a large and practical utility and linen closet where the central vacuum cleaner hose is stored.

To the right is the spacious bedroom 3 with two large Velux skylights with blackout window coverings and insect screens. This room utilizes bathroom 3, just past the stairs on the landing, with a large walk-in shower, sink, towel radiator, wall-hung toilet, and Velux skylight.

Beyond bathroom 4 on the landing is the fireproof door to the next landing. Here too, there is plenty of daylight, thanks to the Velux skylight at the front, above the drawer cabinets.

Adjacent to this spacious landing is the 4th spacious guest suite: bedroom 4 with its own access to bathroom 4. This bedroom is also beautifully finished with oak wood. Bathroom 4 has a large walk-in shower, wall-hung toilet, and sink. Beyond this suite, further along the landing, is a double, lockable door to the floor of the main residence.

OUTBUILDING 1: DOUBLE GARAGE AND PARKING FACILITIES

The former barn on the right of the plot has been completely renovated into this spacious outbuilding 1 with a rural appearance. There is a separate central heating combi boiler as well as a separate meter cupboard. The entire building is optimally insulated with floor, wall, and roof insulation, and there is underfloor heating. It currently has two garages, a workshop/bicycle storage, a toilet, a shower, and an indoor outdoor kitchen under a covered terrace. The spaces are multifunctional and can be renovated and utilized according to your own wishes, for example, as (double) horse stables and/or a pool house. With simple modifications, a fully-fledged holiday or caregiver apartment can also be created in the outbuilding. The current use as a hobby or classic car garage is of course also possible!

Both garages are located behind it. The largest garage, with an automatic garage door and vintage sink, is located in the middle of the outbuilding. A separate shower and toilet have been installed in this garage for multifunctional use. The doors here have also been preserved in their original style and location.

OUTBUILDING 2: OFFICE/MEETING ROOM AND CARPORT

The original detached garage and bicycle shed on the left side of the plot were transformed into this spacious and multifunctional outbuilding with the same rural appearance in 2015. Outbuilding 2 now has an office/meeting room and a large carport of approximately 20 square meters. There are several power outlets for charging electric bikes and cars. The folding garage doors have been retained and can be used again for car storage if desired.
