SUSTAINABILITY
The farmhouse has been extensively renovated and insulated. The rear section was fitted with insulated roof panels and new Mulden roof tiles in 2010, followed by the front section in 2019 using the same method. The façades consist largely of double-brick masonry, and the entire ground floor was fully insulated in 2011 with high-compression insulation boards.

The home features aluminum window frames with HR++ double glazing, as well as Velux skylights (installed in 2011), contributing to excellent thermal insulation. Heating is currently provided by a Nefit high-efficiency combi boiler in combination with underfloor heating. There is ample potential to further enhance the home’s sustainability, such as by installing a hybrid heat pump or transitioning fully to an all-electric heat pump system.

LAYOUT

A MONUMENTAL FARMHOUSE FULL OF STORY AND CHARACTER
This long-gabled farmhouse, listed as a municipal monument, consists of a front and rear section—each with its own distinct purpose and ambiance. The front house is primarily used for work, fitness, and relaxation, while the rear house boasts a smart and practical layout, including a spacious live-in kitchen, two living rooms, three bedrooms, and two bathrooms. The home is surrounded by a mature garden with old trees and several terraces—creating a green oasis of peace and privacy.

FROM FORGOTTEN FARMHOUSE TO STUNNING FAMILY HOME
This farmhouse has a unique history. Once purchased by the municipality as a potential route for a new road, the property stood unused for years. It was only under the care of the current owners that the house was lovingly restored. With great attention to detail and under the supervision of monument architect ODM-Amsterdam, the farmhouse underwent a thorough renovation and was brought back to life. The result is a unique blend of historic charm and modern-day comfort.

GROUND FLOOR – LIVING ROOMS
Original features such as the exposed beam structure and authentic stable doors have been preserved, giving the living rooms a warm and characterful feel. One of the spaces includes an impressive open fireplace—perfect for cozy winter evenings. Large windows flood the rooms with natural light and offer long sightlines over both the front and back gardens.

GROUND FLOOR – LIVE-IN KITCHEN AND DINING ROOM
The true heart of the home is the spacious Bulthaup kitchen—a central space where the family comes together to cook, dine, and enjoy each other’s company. Thanks to the large roof windows and the broad façade glazing, the space is bathed in natural light and offers views of the front garden.
“When the sun shines and you’re cooking with the doors open, it feels like pure freedom,” the current owners share. “And if the light gets too strong, the automatic screens lower gently.”
A practical pantry connects seamlessly to the kitchen and leads into the generous dining room, which immediately stands out thanks to its ceiling height, brightness, and openness. Despite its size, the space feels warm, welcoming, and intimate—a place where guests naturally want to linger.
One of the architectural highlights is a custom-designed walkway that adds playfulness and elegantly accentuates the vertical space.

GROUND FLOOR – ADDITIONAL ROOMS
The ground floor also includes two home offices—one of which is located in the former front-house kitchen—a raised room (opkamer) with a pantry cellar below. With multiple workspaces, this home offers excellent opportunities for working from home.
At the rear, there’s a second utility room with an additional toilet, as well as a spacious storage area, providing ample room for household items.

FIRST FLOOR – BEDROOMS
The first floor features a playful and spacious layout, where comfort and character take center stage. Three large bedrooms are connected by a unique bridge and mezzanine, creating a striking visual impression.
The master bedroom—formerly part of the hayloft—has been transformed into a true suite, exuding rural charm and filled with natural light.
The en-suite bathroom is finished to a high standard, featuring a generous walk-in shower with recessed fittings, a freestanding bathtub, dual pedestal sinks, a towel radiator, and a cast floor with underfloor heating. Every detail is designed with comfort, serenity, and aesthetics in mind.
“In summer, we open the French balcony doors and enjoy the fresh air and the sound of birds,” the residents say.
The two additional bedrooms are also generously sized and retain authentic features such as wooden floors and exposed beams. A second bathroom is available for guests or family members, offering a large walk-in shower, washbasin, toilet, towel radiator, and cast flooring with underfloor heating.

The attic above the front house, complete with new dormers, adds flexibility and charm. The exposed beams contribute to its authentic look. It’s currently used as a fitness space but would also be perfect as a hobby room or home office.
In the rear house, two attic storage areas house the central heating boiler, water heater, and two mechanical ventilation units.

GARDEN AND OUTDOOR SPACE
The professionally landscaped garden surrounding the home is a delightful place to enjoy the outdoors in peace. The property blends old birch trees, a majestic walnut tree, and a manicured lawn in perfect harmony. The fully enclosed grounds guarantee complete privacy and offer various possibilities for leisure and functionality.
The current residents often enjoy their morning coffee in the front garden’s sun. “On weekends, we’re usually out back, but during the week we sit in the front,” they explain—highlighting the versatility of the garden.
The sheltered rear terrace is ideal for long summer evenings. There’s also enough space to install a swimming pool, making the garden adaptable to personal needs.
Practical elements are smoothly integrated, such as ample parking for multiple cars and a storage space with wide doors—perfect for storing larger equipment and garden tools.
A stylish fence with an electric gate ensures the property is both secure and fully enclosed.

LOCATION AND VIEWS
Located in Het Hofke—a green, child-friendly neighborhood on the edge of Eindhoven—you’re perfectly positioned between city and nature.
“Green on the left, the city on the right” is how locals describe this valuable mix.
Wide avenues, walking paths, and a friendly community make it an ideal spot for families. Parks, playgrounds, and sports clubs are plentiful.
Within 15 minutes by bike, you can reach the city center, train station, hospital, and secondary schools. A supermarket, primary school, and bus stop are all within walking distance.
Thanks to the nearby A2, A67, and A270 motorways, excellent accessibility is also guaranteed.
