HISTORY

Gagelstraat 107, together with Gagelstraat 109 and Willemstraat 108, is housed in the former Gomarus cigar factory (commissioned in 1902) by Norbert van Reuth. This factory was operational from 1903 to 1934. This municipal monument is a rare example of the industrialization of Eindhoven.

The design and location are characteristic. The arched windows, segmental arches above windows and doors, the mansard roof with the distinctive masonry in dentil style underneath are particularly beautiful.

The cigar industry dominated the Eindhoven economy in the second half of the nineteenth century, and just before the turn of the century, more than a fifth of the nearly five thousand inhabitants earned their livelihood from it.

Despite the rise of Philips and the resulting increase in labor costs, the sector managed to maintain itself fairly well in the following decades, although a concentration process occurred at the expense of small entrepreneurs. Moreover, the cigar industry spread southwards over the Kempen region to places like Valkenswaard and Bergeijk. Particularly in Valkenswaard, there were an estimated sixty cigar factories, alongside hundreds of people active in home-based industry.

The best-known entrepreneur was Hendrik Kersten, founder of the cigar brand Willem II. In the wake of the cigar industry, supply companies for paper, matches (Mennen & Kuenen, 1870), and boxes (Picus, 1883) also developed.

GROUND FLOOR LAYOUT

Since its construction was completed in 1883, the monumental "Belhuis" has been renovated and modernized several times to continue meeting current comfort and living standards. Throughout these renovations, many authentic elements have been carefully preserved or restored, from stained glass windows and shutters to terrazzo floors bordered with mosaic and ceiling ornaments created in the work.


SUSTAINABILITY

In 2023, 26 solar panels were installed. These are discreetly placed on the flat roof of the garden room/conservatory and on the sloping roof of the right wing of the villa.

Numerous improvements and sustainability measures have been implemented within the framework of the monumental regulations in a playful manner. During the renovation in 2016/2017, the ceilings with decorative ornaments in the living room, library, and sitting room were renovated and restored.

The entire ground floor was also renovated at that time. The expert advice of the Monumentenwacht (Monuments Watch) was consistently taken into account. The latest inspection report from 2023 is available for viewing.

In the new kitchen (2017) in the right wing, additional interior walls were brick-laid and insulated. New interior frames with HR++ glass were installed here, and floor insulation (for underfloor heating application) was applied. The space between the ceiling and the floor on the first floor was also insulated.

The garden room/conservatory, offering panoramic views of the mature green backyard, has a renewed glass front with insulated glass.

Furthermore, around interior walls were brick-laid and provided with additional insulation in the ground floor, including the master bedroom, bathroom, and laundry room. New interior frames with HR++ glass were also installed here, along with floor insulation (due to underfloor heating) and ceiling insulation between the ceiling and the first floor. Nearly the entire ground floor is fitted with insulated glass, with the exception of the back hall, master bedroom 1, and bathroom 1.

The entire facade in the living room has been renewed, and the renewed interior frames of the living room, library, and sitting room are equipped with HR++ glass.

The floor of the second floor is covered with insulation panels. Air conditioning systems for heating and cooling have been installed in the garden room/conservatory and living room. Insulation material has been applied behind the various heating radiators, and fans have been placed on the radiators for better efficiency.

The energy for the heat pump is extracted from the earth using a closed loop system with a capacity of 3.1 m³/h. The water cooled in the heat pump is reinjected into the ground.

The ground floor is equipped with underfloor heating, while on the first and second floors, low-temperature heating (LTH) via individually controllable radiators has been chosen.

Ventilation:
The air handling unit, located on the second floor, ensures complete ventilation of the villa, with a chosen 2.5-fold air exchange. The practically imperceptible sound level is lower than 30 dB(A). Both the supply and exhaust sides of the air handling unit are equipped with high-efficiency air filters, class F7, capturing 85% of dust particles ? 0.4 ?m, filtering out all fine dust particles. The unit also features a cross-flow heat exchanger with bypass for energy recovery from exhaust air. If necessary, the air is reheated by a water-fed heat exchanger. Variable-speed supply and exhaust fans ensure the correct air capacity transport.

The high-speed cross-flow heat exchanger achieves an efficiency of 84%. To ensure completely draft-free airflow into the various rooms in the villa, Trox high-induction swirl and linear diffusers, type RFD and VSD35 respectively, are used. The ventilation system is linked to the three existing gas fireplaces. When one or more gas fireplaces are activated, the supply and exhaust airflow rates are adjusted to maintain a slight positive pressure in the respective room.

Cooling:
The entire villa's cooling is provided by groundwater. A heat exchanger separates the water from the source and the cooling water in the house. During cooling demand, ventilation air is cooled, and the underfloor heating is switched to floor cooling. This provides 67 W/m² of cooling power, while only requiring a maximum of 0.55 kW for cold generation.

Control System:
The system is controlled by a digital control system called "Top Control Vision" by Priva. The software is equipped for both local and remote modem communication. The system can be remotely operated by the user via the modem, and in case of malfunctions, remote analysis can be performed by the relevant maintenance company.

Operation and data readings are carried out in a fully digital environment. A 12.1-inch TFT touchscreen panel is available in the house for the user, displaying status updates and measurements. Desired values and settings can also be adjusted via the screen.
