Internal storage: approx. 20 m²
Total area: approx. 555 m²
Volume: approx. 2,400 m³ (as per measurement certificate)

SUSTAINABILITY
The farmhouse has been extensively renovated and insulated. The rear section was fitted with insulated roof panels and new Mulden roof tiles in 2010, followed by the front section in 2019 using the same method. The façades consist largely of double-brick masonry, and the entire ground floor was fully insulated in 2011 with high-compression insulation boards.

The home features aluminum window frames with HR++ double glazing, as well as Velux skylights (installed in 2011), contributing to excellent thermal insulation. Heating is currently provided by a Nefit high-efficiency combi boiler in combination with underfloor heating. There is ample potential to further enhance the home’s sustainability, such as by installing a hybrid heat pump or transitioning fully to an all-electric heat pump system.

LAYOUT

A MONUMENTAL FARMHOUSE FULL OF STORY AND CHARACTER
This long-gabled farmhouse, listed as a municipal monument, consists of a front and rear section—each with its own distinct purpose and ambiance. The front house is primarily used for work, fitness, and relaxation, while the rear house boasts a smart and practical layout, including a spacious live-in kitchen, two living rooms, three bedrooms, and two bathrooms. The home is surrounded by a mature garden with old trees and several terraces—creating a green oasis of peace and privacy.

FROM FORGOTTEN FARMHOUSE TO STUNNING FAMILY HOME
This farmhouse has a unique history. Once purchased by the municipality as a potential route for a new road, the property stood unused for years. It was only under the care of the current owners that the house was lovingly restored. With great attention to detail and under the supervision of monument architect ODM-Amsterdam, the farmhouse underwent a thorough renovation and was brought back to life. The result is a unique blend of historic charm and modern-day comfort.

GROUND FLOOR – LIVING ROOMS
Original features such as the exposed beam structure and authentic stable doors have been preserved, giving the living rooms a warm and characterful feel. One of the spaces includes an impressive open fireplace—perfect for cozy winter evenings. Large windows flood the rooms with natural light and offer long sightlines over both the front and back gardens.

GROUND FLOOR – LIVE-IN KITCHEN AND DINING ROOM
The true heart of the home is the spacious Bulthaup kitchen—a central space where the family comes together to cook, dine, and enjoy each other’s company. Thanks to the large roof windows and the broad façade glazing, the space is bathed in natural light and offers views of the front garden.
“When the sun shines and you’re cooking with the doors open, it feels like pure freedom,” the current owners share. “And if the light gets too strong, the automatic screens lower gently.”
A practical pantry connects seamlessly to the kitchen and leads into the generous dining room, which immediately stands out thanks to its ceiling height, brightness, and openness. Despite its size, the space feels warm, welcoming, and intimate—a place where guests naturally want to linger.
One of the architectural highlights is a custom-designed walkway that adds playfulness and elegantly accentuates the vertical space.

GROUND FLOOR – ADDITIONAL ROOMS
The ground floor also includes two home offices—one of which is located in the former front-house kitchen—a raised room (opkamer) with a pantry cellar below. With multiple workspaces, this home offers excellent opportunities for working from home.
At the rear, there’s a second utility room with an additional toilet, as well as a spacious storage area, providing ample room for household items.

FIRST FLOOR – BEDROOMS
The first floor features a playful and spacious layout, where comfort and character take center stage. Three large bedrooms are connected by a unique bridge and mezzanine, creating a striking visual impression.
The master bedroom—formerly part of the hayloft—has been transformed into a true suite, exuding rural charm and filled with natural light.
The en-suite bathroom is finished to a high standard, featuring a generous walk-in shower with recessed fittings, a freestanding bathtub, dual pedestal sinks, a towel radiator, and a cast floor with underfloor heating. Every detail is designed with comfort, serenity, and aesthetics in mind.
“In summer, we open the French balcony doors and enjoy the fresh air and the sound of birds,” the residents say.
The two additional bedrooms are also generously sized and retain authentic features such as wooden floors and exposed beams. A second bathroom is available for guests or family members, offering a large walk-in shower, washbasin, toilet, towel radiator, and cast flooring with underfloor heating.

The attic above the front house, complete with new dormers, adds flexibility and charm. The exposed beams contribute to its authentic look. It’s currently used as a fitness space but would also be perfect as a hobby room or home office.
In the rear house, two attic storage areas house the central heating boiler, water heater, and two mechanical ventilation units.

GARDEN AND OUTDOOR SPACE
The professionally landscaped garden surrounding the home is a delightful place to enjoy the outdoors in peace. The property blends old birch trees, a majestic walnut tree, and a manicured lawn in perfect harmony. The fully enclosed grounds guarantee complete privacy and offer various possibilities for leisure and functionality.
The current residents often enjoy their morning coffee in the front garden’s sun. “On weekends, we’re usually out back, but during the week we sit in the front,” they explain—highlighting the versatility of the garden.
The sheltered rear terrace is ideal for long summer evenings. There’s also enough space to install a swimming pool, making the garden adaptable to personal needs.
Practical elements are smoothly integrated, such as ample parking for multiple cars and a storage space with wide doors—perfect for storing larger equipment and garden tools.
A stylish fence with an electric gate ensures the property is both secure and fully enclosed.

LOCATION AND VIEWS
Located in Het Hofke—a green, child-friendly neighborhood on the edge of Eindhoven—you’re perfectly positioned between city and nature.
“Green on the left, the city on the right” is how locals describe this valuable mix.
Wide avenues, walking paths, and a friendly community make it an ideal spot for families. Parks, playgrounds, and sports clubs are plentiful.
Within 15 minutes by bike, you can reach the city center, train station, hospital, and secondary schools. A supermarket, primary school, and bus stop are all within walking distance.
Thanks to the nearby A2, A67, and A270 motorways, excellent accessibility is also guaranteed.

For a quick first impression, watch the video by Cato TV!

Actually, this large farmhouse on this gigantic plot deserves the predicate 'estate'. The entire complex has a (double) residential destination.

In 2010-2011, this approximately 36-meter long Brabantian long facade farmhouse - the ancestral home of the lady of the house - was completely rebuilt except for a few walls, including the foundation. While preserving the layout, original materials, door and window shapes, and masonry techniques, as shown by the beautiful 'mouse tooth' patterns in the facades. Skilled craftsmen used original materials from another authentic farmhouse for this purpose. However, glass facades and Velux skylights have been incorporated, seamlessly integrated into the newly laid thatched roof, which provides extra daylight and eye-level views everywhere. All doors and (stable) windows have the original sizes and functions.

The design and construction were done in consultation with the Brabant Landscape, to preserve all original style and landscape elements. Interior and layout were realized under the guidance of BNI interior architect Doret Schulkes. The entire long facade farmhouse is prepared for dual occupancy, with double partition doors, separate central heating boilers, and vacuum systems.

Outbuilding 1 has been completely renovated, and outbuilding 2 has been newly built. The entire property has been operated for many years as the highly luxurious and well-known B&B Leendershoeve with four suites on the left side of the farmhouse.

What will the owners miss? "Certainly the sunsets from the terrace here; every day so incredibly beautiful and a different 'painter' every evening.

SUSTAINABILITY

The farmhouse has an energy label A (until 06-07-2032). The 48 high-efficiency solar panels on the outbuilding (double garage) provide nearly all of the electricity consumption.

During construction, the entire roof was renewed, including the baked roof tiles and the thatched roof (which was reshaved at the beginning of 2022). By applying wooden roof battens on the inside, on the 14 cm thick roof insulation, the rafters could be installed at the correct (eye) height and concealed for the added Velux skylights. Acoustic ceilings have been applied in the living area (living room and living kitchen) of the main residence.

Considerable attention has also been paid to the floors. On the oak ceilings in the guest accommodation or residence 2, there are double insulation layers on the floors, then planks and then the flooring.

All pipes, inlets, and outlets are concealed behind lockable shutters in the sloping roof in the rear facade.

Both on the ground floor in the living room and on the first floor, the main residence and the guest accommodation are separated by two lockable and soundproof doors.

5 ASSETS QUALITIES OF THIS SPECIAL DOMAIN, IN THE RURAL AREA OF ASTEN-HEUSDEN

1. Energy label A - without variable electricity costs
The farmhouse and outbuildings were completely rebuilt in 2011 and equipped with an optimal insulation package. At the end of 2019, 48 HR solar panels were installed on the outbuilding with a yield of around 16.8 MWh per year, resulting in no variable electricity costs.

2. Space, space, space
An ensemble of large size, both outside on the immense plot of over 1.7 hectares and inside the 36-meter-long facade farmhouse with a volume of around 1,650 m³ and approximately 450 m² of living space, combined with two spacious outbuildings and panoramic views over the meadows with shrubbery.

3. Plenty of possibilities
Built with the best authentic building materials in collaboration with Brabant Landscape and interior architect Doret Schulkes; particularly suitable for dual occupancy for resident family members or otherwise, but also for B&B or keeping bees, chickens, and goats, for horse and car enthusiasts.

4. Freedom and privacy
Exceptionally fantastic and free living in a friendly neighborhood with optimal privacy and with a spacious and peaceful feeling.

5. Location
Located on the edge of the village, rural and green living in the Brabant Peel and yet a short distance from the main road A67 and N279 to Helmond and Roermond; about 25 minutes by car from Eindhoven and within cycling distance of daily amenities and (primary) schools.

MAIN RESIDENCE GROUND FLOOR - LIVING AREA

A footpath between the tall beech hedges around the front garden leads to the front door. Behind it is the spacious, bright entrance hall with the meter cupboard and the central heating room for the main residence.

From the entrance hall, double, black steel doors lead to the spacious living room with acoustic ceiling and oak beams. The beautiful tiled floor is seamlessly laid throughout. Both the front and rear facades have multiple large windows, so daylight comes from two sides. Beyond the gas fireplace, the living room extends to the wide custom-made cupboard wall where the loft provides a beautiful view of both floors, the floating bridge with glass balustrade, and the timber masonry.

In the semi-professional living kitchen, there is a huge cooking island annex breakfast bar with the flat stainless steel extractor hood above and the see-through tunnel gas fireplace to the spacious dining room on the side. The composite worktop integrates the 1.5 stainless steel sink with Quooker tap and the Miele induction hob with four zones and separate gas wok burner. The sleek cupboard wall behind the island is equipped with a Miele combi oven, Miele steam oven, many drawers, extra-large Miele dishwasher, large Miele refrigerator with vegetable and fruit zone, and an extra composite worktop.

Both the living room and the kitchen are finished with acoustic plaster ceilings combined with oak wooden structural beams. The ceiling finish of the other spaces in the farmhouse is provided with oak wooden beam ceilings.

Adjacent to the living kitchen, there are two passages to the particularly light and atmospheric dining room. In the front facade, there is a double room-high window; in the rear facade, there is a beautiful and panoramic view through the glass facade with door to the rear plot and the mature garden, each season exceptionally beautiful!

MAIN RESIDENCE GROUND FLOOR - WORK AREA

To the right in the entrance hall is the door to the study with the raised part over the full depth of the farmhouse. This room with raised section is currently used as an office, with large windows in the front and side facade for plenty of daylight. Around the window in the front facade, a beautiful custom-made cupboard wall with window-sill niche has been made to measure.

This study also provides access to the adjacent open study space currently used as a gym. In addition to a bookshelf, this room is characterized by an authentic, large fireplace with an original cast iron tile stove - this used to be the kitchen - and a naturally sound-absorbing beam ceiling.

In the corner are two doors; one to the stairs to the raised area in the study and one to the hatch with descending stairs to the basement with light well, central vacuum system connection point, shared underfloor heating unit, and plenty of storage space.

MAIN RESIDENCE FIRST FLOOR

Also on the first floor, the main residence and the guest accommodation are separated by two lockable and soundproof doors.

Beyond these doors is the beautiful loft with floating landing bridge with glass balustrade and a skylight on both sides for optimal daylight. Here, the beautiful building materials and construction of the farmhouse are clearly visible.

The loft is again closed with a door. This opens into the large and light bedroom 5 with three Velux skylights. Special: in this spacious bedroom, next to the door, there is a special stained glass window from 1954.

The next door leads to a compact landing at the stairs to the ground floor. Past the large household and linen cupboard with central vacuum system connection, is the parental suite, which can safely be called spacious, consisting of master bedroom 6, bathroom 5, and a dressing room with Velux skylight.

The luxurious and light bathroom 5 has plenty of cupboard space, two sinks with worktop and wall unit, a large walk-in shower with rain shower and partly frosted glass panel, a towel radiator, a separate, floating toilet, a Velux skylight on both sides, and parallel to the traditionally brick chimney breast, the semi-freestanding designer bathtub.

This bedroom 6 in the parental suite is accessible through the blind sliding door in the private bathroom. The Velux skylights on both sides are equipped with insect screens and blackout window coverings for undisturbed sleep.

GROUND FLOOR GUEST ACCOMMODATION

The left part of the farmhouse used to be a well-running B&B. Via the left driveway with a metal gate, there's a 2nd entrance through the backyard and terrace with pergola, leading to a living area annex kitchen with a natural oak ceiling and wood-look tile floor. There's an eight-person dining area, and under the fixed staircase, a custom-made kitchenette with sink and refrigerator is installed.

Next to it is the large bedroom 1 with its own bathroom 1, forming a (guest) suite together. In the spacious bedroom overlooking the terrace and backyard, the original oak beam laid in 1874 can be seen, continuing into bedroom 2 at the front. Bathroom 1 features a walk-in shower with glass door, towel radiator, wall-hung toilet, and sink.

Also accessible from the living area with kitchen is bedroom 2, also with its own bathroom 2 with pocket sliding door, automatic lighting, walk-in shower with glass door, wall-hung toilet, towel radiator, and sink. Bedroom 2 overlooks the hydrangeas and beech hedge in the front garden.

FIRST FLOOR GUEST ACCOMMODATION

The staircase from the living area with kitchenette leads to the spacious, bright landing with Velux skylight and custom-made drawer cabinets. Right by the stairs is a large and practical utility and linen closet where the central vacuum cleaner hose is stored.

To the right is the spacious bedroom 3 with two large Velux skylights with blackout window coverings and insect screens. This room utilizes bathroom 3, just past the stairs on the landing, with a large walk-in shower, sink, towel radiator, wall-hung toilet, and Velux skylight.

Beyond bathroom 4 on the landing is the fireproof door to the next landing. Here too, there is plenty of daylight, thanks to the Velux skylight at the front, above the drawer cabinets.

Adjacent to this spacious landing is the 4th spacious guest suite: bedroom 4 with its own access to bathroom 4. This bedroom is also beautifully finished with oak wood. Bathroom 4 has a large walk-in shower, wall-hung toilet, and sink. Beyond this suite, further along the landing, is a double, lockable door to the floor of the main residence.

OUTBUILDING 1: DOUBLE GARAGE AND PARKING FACILITIES

The former barn on the right of the plot has been completely renovated into this spacious outbuilding 1 with a rural appearance. There is a separate central heating combi boiler as well as a separate meter cupboard. The entire building is optimally insulated with floor, wall, and roof insulation, and there is underfloor heating. It currently has two garages, a workshop/bicycle storage, a toilet, a shower, and an indoor outdoor kitchen under a covered terrace. The spaces are multifunctional and can be renovated and utilized according to your own wishes, for example, as (double) horse stables and/or a pool house. With simple modifications, a fully-fledged holiday or caregiver apartment can also be created in the outbuilding. The current use as a hobby or classic car garage is of course also possible!

Both garages are located behind it. The largest garage, with an automatic garage door and vintage sink, is located in the middle of the outbuilding. A separate shower and toilet have been installed in this garage for multifunctional use. The doors here have also been preserved in their original style and location.

OUTBUILDING 2: OFFICE/MEETING ROOM AND CARPORT

The original detached garage and bicycle shed on the left side of the plot were transformed into this spacious and multifunctional outbuilding with the same rural appearance in 2015. Outbuilding 2 now has an office/meeting room and a large carport of approximately 20 square meters. There are several power outlets for charging electric bikes and cars. The folding garage doors have been retained and can be used again for car storage if desired.

LOCATION AND VIEW

The farmhouse, located in the rural area of Heusden, offers one hundred percent privacy and green views all around. In the immediate vicinity, there are numerous farmhouses, as well as the small family campsite De Peel and various agricultural businesses.

Anyone living in this atmospheric and unique national monument on the Markt in Oirschot is a truly lucky man. After all, only two properties on this cosy square are still in use as residences. And thanks to its central zoning, this spacious property on Markt 11 is not only a beautiful home, you can also do business from here.

This national monument from 1650 breathes history. In recent years, the current residents have invested heavily in combining this historical charm with the comfort and sustainability of our time. This house with no fewer than 6 bedrooms and multifunctional outbuilding makes it the ideal place for a large family!

SUSTAINABILITY
A sustainable national monument with energy label C - and possibly even B. Yes, it really is possible! The energy consumption of this property can be compared to a modern family home. This is because the authentic windows have been fitted on the inside with additional window frames with mainly triple glazing, providing excellent heat and sound insulation. The bedroom windows and almost all the skylights have new Velux windows with insulated glass.

The outbuilding is equipped with 14 large solar panels. With a few extra panels, you can easily upgrade the energy label to B, for even more sustainability.

Markt 11 is located on one of the most beautiful squares in Brabant, opposite the impressive Saint Peter’s Basilica in Oirschot. A real dream spot!

LAYOUT
You don’t just walk past this stately home on the Oirschotse Markt. The characteristic façade and authentic elements give it that special historical look. Behind the facade is a spacious, stylish and modern family home with a beautiful green back garden with plenty of privacy and a multifunctional outbuilding. A perfect balance between history and modern convenience!

GROUND FLOOR - ALL THE SPACE, YET COSY
From the bustling Market Square, you step into the porch of this home, with the spacious and warm reception hall immediately following. A fine entrance! To the left is the cosy TV room, also ideal as a play or game room.

After the staircase, you enter the living room. Underfloor heating and a cosy cast-iron fireplace make this a wonderfully cosy place in winter. And in summer, the French doors make the terrace and green garden a nice extension of the living room.

To the right of the porch is the cosy dining room, with a lovely round decorative window and atmospheric gas fireplace. From here, you overlook the lively Market Square. It is nice to get together in the dining room. Start the day with a communal breakfast or enjoy a cosy dinner in the evening.

Following on from the dining room is the kitchen. The ideal place to indulge in culinary delights. The natural stone worktop, plenty of storage space and modern appliances, including a Quooker tap and five-burner gas hob with wok burner... A dream for any hobby chef. Who will you invite to the first dinner party?

Of course, a practical utility and laundry kitchen should not be missing either. It has a large laundry cupboard and an updated kitchen unit with terrazzo worktop. Through the back door, you walk straight into the sunny back garden. The garden room and outbuilding are also located there.

FIRST FLOOR - 4 BEDROOMS AND BATHROOM
Upstairs. The atmosphere on the bright landing is reminiscent of a cosy boutique hotel. Get away, in your own home! On the first floor, you will find four spacious bedrooms and the bathroom. All bedrooms are spacious enough for a double bed and have extra-insulated windows. That promises to wake up wonderfully rested.

Did we mention the view? From the master bedroom at the front, you overlook the Market Square and bedroom 2 gives a beautiful view of the basilica’s bell tower. Bedroom 3 is located on the garden side and bedroom 4 on the side wall.

The spacious bathroom is also located on this first floor. The special details, such as the authentic wooden construction beam, make this the place for some time to yourself. The hot whirlpool bath is already slowly filling up

SECOND FLOOR - 2 MORE ROOMS AND SAUNA
The second floor is also nice and spacious and light, thanks to the many (roof) windows. The two extra rooms can be set up as bedrooms, but also as offices, gyms or hobby or playrooms. And don’t forget the infrared sauna on the landing. Another place to relax.

SPACIOUS STORAGE ATTIC
From the landing on the second floor, the almost 18-metre-long storage attic can be accessed via a loft ladder. The house is already spacious, but with this attic you will certainly not be short of (storage) space.

STORAGE AND WINE CELLAR
At the top of the fixed cellar stairs in the scullery is a handy household cupboard. The large cellar itself - where bending down is not necessary - is very suitable for storing stock and wines, thanks to the constant climate.

MULTIFUNCTIONAL ANNEX
Do you have plans for a bed & breakfast, flat or home office? The possibilities are endless for this multifunctional space! The outbuilding is almost 70 m², beautifully renovated and well insulated. Fun fact: this place used to be a taxi workshop. The large, high and open space, with storage space and attic, is now used as a play, game and party room for the kids. At the front is a sunny terrace with pergola.

LARGE GARAGE/STORAGE ROOM WITH GARDEN ROOM
Behind the double wooden garage doors to the right of the house, there is more than meets the eye. This fully covered 15-metre-long space used to be the taxi company’s passage to the workshop. The approximately 35 m² area is nice and bright and offers many additional possibilities. For example, as a separate garage and bicycle storage. The rear area then remains usable as a cosy, covered garden room.

SUNNY BACK GARDEN
A place with all the privacy and tranquillity. That is what you will experience in the beautiful ornamental and play garden, which is south-west facing. It is a beautiful and well thought-out mix of terraces, fruit trees, planting, lawn and paving. Combined with the mood lighting (controllable via an app), it all creates a sheltered and cosy atmosphere; a lovely place for long summer evenings.

RICH HISTORY
Living in a national monument... that's extra special! In addition to the architectural report by Monumentenwacht Noord-Brabant (2024), this house also has historical stories, documents and drawings. These have all been collected in a book. A small insight: Markt 11, for instance, was home to the town clerk, a gold and silversmith and the De Kroon family, well-known beer brewers. Before the current owners - a family with three children - made this their own, this house also housed a garage and taxi company from just after WWII.

Not only the house itself, but also the village of Oirschot has a long and rich history. Oirschot has more than three hundred monuments. Diagonally opposite Markt 11 is the ‘cathedral of Oirschot’, the beautiful St Peter's Basilica from around 1510. Also visible from the front door: the listed former town hall from 1513, now the site of the Visit Oirschot information and inspiration point.

THE COSY MARKET AND THE TOWN CENTRE
The Oirschotse Markt is one of the most beautiful and cosy squares in Brabant, well-known at home and abroad. From the high windows of Markt 11, you have a beautiful view of the stately trees, benches and cobblestones and, of course, the St Peter’s Basilica. Step out the front door and take a seat at one of the fine restaurants and terraces or go for a nice round of shopping.

Another great development: from the recent Centre Plan, the burgundian atmosphere and amenities in Oirschot are getting an extra boost. The aim is a vibrant, inviting and car-free village centre. Water and climate management and biodiversity are also given full attention in this plan.

OIRSCHOT AND SURROUNDINGS
For those who do not know Oirschot (well): the village is located in the Kempen region of Brabant, between Eindhoven and Tilburg. The municipality consists of Oirschot, Spoordonk, Middelbeers, Oostelbeers and Westelbeers and has over 19,000 inhabitants. The village has many restaurants, shops and amenities, and schools are also within walking and cycling distance.

The municipality has several museums and the largest ‘monument density’ in the Netherlands. In terms of nature, the area also lacks nothing. There are eleven nature reserves and estates, including the Oirschotse Heide, De Beerze, Baest estate and the Landschotse Heide. If you like walking and cycling among the heathland, woods and fens, you will not be short of anything here!

Oirschot has a favourable economic location in the Brainport region. Within 5 car minutes you are on the A58 towards Tilburg or Eindhoven, or on the A2 towards Den Bosch or the south. And convenient for a trip abroad: Eindhoven Airport is just 12 kilometres away.

HISTORY

Gagelstraat 107, together with Gagelstraat 109 and Willemstraat 108, is housed in the former Gomarus cigar factory (commissioned in 1902) by Norbert van Reuth. This factory was operational from 1903 to 1934. This municipal monument is a rare example of the industrialization of Eindhoven.

The design and location are characteristic. The arched windows, segmental arches above windows and doors, the mansard roof with the distinctive masonry in dentil style underneath are particularly beautiful.

The cigar industry dominated the Eindhoven economy in the second half of the nineteenth century, and just before the turn of the century, more than a fifth of the nearly five thousand inhabitants earned their livelihood from it.

Despite the rise of Philips and the resulting increase in labor costs, the sector managed to maintain itself fairly well in the following decades, although a concentration process occurred at the expense of small entrepreneurs. Moreover, the cigar industry spread southwards over the Kempen region to places like Valkenswaard and Bergeijk. Particularly in Valkenswaard, there were an estimated sixty cigar factories, alongside hundreds of people active in home-based industry.

The best-known entrepreneur was Hendrik Kersten, founder of the cigar brand Willem II. In the wake of the cigar industry, supply companies for paper, matches (Mennen & Kuenen, 1870), and boxes (Picus, 1883) also developed.

GROUND FLOOR LAYOUT

The impressive entrance hall with a large atrium, meter cupboard, and bicycle storage stands out for its sturdy appearance, unique daylight, and stunning height. Behind it lies a practical utility room with washing machine connections under an original vaulted ceiling.

The heart of this loft home is the spacious living-dining kitchen of over 50 m² with a two-sided tunnel gas fireplace. The original ceiling beams add extra charm. The adjoining sitting room with workspace overlooks the sunny city garden and has its own door leading to the parking space.

The cozy custom kitchen (2019) with cast floor, ample storage space, and composite countertops revolves around the immense island with seating for the wall unit with built-in cabinets. This includes a brass sink, tap, and four PITT gas burners, with a designer hood with lighting above. There is plenty of space for a large dining table. The kitchen is fully equipped with a steam oven, oven, refrigerator, drawer freezer, and dishwasher (2023).

FIRST FLOOR

The custom-made landing staircase of oak and steel is a real eye-catcher in the house. The balustrade can optionally be equipped with glass panels. A lift installation is also possible in the center of this immense staircase.

On landing 1, there is a luxurious guest toilet with a fountain. The living room with impressive height and authentic brick is atmospherically and stylishly restored.

Adjacent is the spacious bedroom/office 1 (currently used as the master bedroom) with a glass wall and original brick wall, equipped with a custom wardrobe wall with built-in washbasin. Additionally, the spacious bathroom (2019) can be found here, complete with two washbasin units, a bathtub, and a fine rain shower. There is an extra cupboard for towels, and underfloor heating is applied.

On both sides of the bathroom are two large bedrooms and sitting rooms. These rooms are wonderfully light thanks to the Velux windows in the mansard roof. What also stands out are the beautiful roof beam constructions that remain visible, giving the rooms a unique and charming appearance. This makes this floor not only functional but also very atmospheric and attractive for children.

THIRD FLOOR

On the compact landing 3 with a round window is a spacious 4th bedroom or office. This room is equipped with no fewer than eight large Velux skylights with insulated glass and blackout roller blinds. At the back, you will find the technical room with the central heating combi boiler (Vaillant HR 2008) and the Stork Air ventilation system with heat recovery.

On the south side, the balustrade provides a mezzanine and an open connection to bedroom 2. For optimal privacy and preservation of daylight, a glass wall can be placed here. This spacious room at the top of the house is perfect as a bedroom-sitting room, home gym, game room, or home office.
