Since its construction was completed in 1883, the monumental "Belhuis" has been renovated and modernized several times to continue meeting current comfort and living standards. Throughout these renovations, many authentic elements have been carefully preserved or restored, from stained glass windows and shutters to terrazzo floors bordered with mosaic and ceiling ornaments created in the work.


SUSTAINABILITY

In 2023, 26 solar panels were installed. These are discreetly placed on the flat roof of the garden room/conservatory and on the sloping roof of the right wing of the villa.

Numerous improvements and sustainability measures have been implemented within the framework of the monumental regulations in a playful manner. During the renovation in 2016/2017, the ceilings with decorative ornaments in the living room, library, and sitting room were renovated and restored.

The entire ground floor was also renovated at that time. The expert advice of the Monumentenwacht (Monuments Watch) was consistently taken into account. The latest inspection report from 2023 is available for viewing.

In the new kitchen (2017) in the right wing, additional interior walls were brick-laid and insulated. New interior frames with HR++ glass were installed here, and floor insulation (for underfloor heating application) was applied. The space between the ceiling and the floor on the first floor was also insulated.

The garden room/conservatory, offering panoramic views of the mature green backyard, has a renewed glass front with insulated glass.

Furthermore, around interior walls were brick-laid and provided with additional insulation in the ground floor, including the master bedroom, bathroom, and laundry room. New interior frames with HR++ glass were also installed here, along with floor insulation (due to underfloor heating) and ceiling insulation between the ceiling and the first floor. Nearly the entire ground floor is fitted with insulated glass, with the exception of the back hall, master bedroom 1, and bathroom 1.

The entire facade in the living room has been renewed, and the renewed interior frames of the living room, library, and sitting room are equipped with HR++ glass.

The floor of the second floor is covered with insulation panels. Air conditioning systems for heating and cooling have been installed in the garden room/conservatory and living room. Insulation material has been applied behind the various heating radiators, and fans have been placed on the radiators for better efficiency.

FIRST FLOOR: SLEEPING, WORKING, AND RELAXING

The authentic staircase with balustrade leads to the large L-shaped landing with skylight. Everywhere there is oak parquet in herringbone. Next to the stairs is the central heating room annex storage cupboard. The central heating combination boilers Remeha Quinta Pro HR and Remeha Calenta HR for heating and hot water are from 2017.

Bedroom 2 with built-in wardrobe and sandblasted glass sliding door, together with bathroom 2 with double sink, skylights, towel radiator, bathtub, and shower, form a private suite. By combining these rooms with the double room in the right wing, a more than spacious studio apartment is created.

This right wing is accessible via bathroom 2 on this floor. There is a huge space with skylights and a round window, where a large hobby or study room, spacious sitting-bedroom, or studio can be created, if desired.

GARDEN AND OUTDOOR SPACE

The garden surrounding the property is as monumental as the "Belhuis" itself. This certainly applies to the two red beech trees at the front; both trees are municipally monumental with their age over one and a half centuries older than the "Belhuis." The trees behind, including lime trees and a chestnut tree, are also of age.

The garden is classically designed everywhere with mature hedges and shrubs, lawn, and lanterns. Highlights in the rear are the large lawn behind the tall beech hedges, the classic pond with trimmed yew spheres, the dolomite paths, and the large border terrace with sloping walking path at the conservatory and living kitchen.

In the pond - annually the domain of a pair of ducks - a fountain can be installed. The terrace at the back is partly covered. A striking detail: the door of the former outdoor toilet (now laundry room) is still there. The immense white climbing rose against the wall is a Guirlande d'Amour and provides a veritable sea of flowers in summer. The dried rose hips were used by nuns to make rosaries in the past.


LOCATION AND VIEW

The rectory for the former Saint Severinus church is located near the center of Hapert and is listed in the national monument register as the "Belhuis." This name is derived from the wooden, square bell tower with bronze bell on the high gable roof.

The central location near the village center and next to the cemetery ensures a quiet living environment. The view is particularly diverse and green-tinted. The deep front garden around the stately driveway is full of mature greenery. Absolute eye-catchers are the monumental beech trees next to the wrought iron entrance gate and beside the villa.


HAPERT AND SURROUNDINGS

Kempendorp Hapert is part of the municipality of Bladel, together with Casteren, Dalem, Hoogeloon, and Netersel. It has ancient roots: traces of prehistoric settlements have been found, it is mentioned in a charter in 710, and the medieval village has been called Hapert since the twelfth century. In addition to the "Belhuis," there are several other monuments, including the Korenmolen from 1896.

Today, the village is a strong economic engine in the already bustling Brainport metropolitan region. The VDL Groep made a significant contribution to this when founder Van der Leegte moved his industry from Eindhoven to Hapert in the 1960s. In 2014, Bladel was already among the ten strongest economic municipalities in the Netherlands. There is a lot of activity, especially at the large-scale Kempisch Bedrijvenpark near the A67 motorway.

The rural area also has nature and beautiful landscapes: including the Boswachterij De Kempen, Cartierheide, and Hapertse Heide. There are numerous cycling and hiking trails, which are also frequented by guests from Landal Het Vennenbos bungalow park. Particularly special is the accessible Waterpark Hapert, where reed beds and marsh forests ensure clean and living water in the Groote Beerze stream.
