The Burgemeestershuys from 1877 was actually built as the mayor’s residence at the time. After that, it has been a combined house-jewelry shop and a residence with a practice room.

SUSTAINABILITY

The property’s roof has already been renewed and insulated. To further reduce the home’s energy needs, there is the possibility of implementing various measures.

In some of the rooms, the outer walls have already been insulated from the inside; this could also be applied to the other facades, including the attic. Some window frames are already fitted with HR++ glazing. Replacing the remaining window frames as well, in combination with facade insulation, will reduce air permeability. LAYOUT

This grand property has combined private and business for many years; it used to house a jewellery shop and the current owner used to have her waiting room with practice room immediately to the right at the entrance. GROUND FLOOR - LIVING WING

The attractive reception hall with meter cupboard makes an immediate impression thanks to the original tiled floor, the ornate architraves around the original doors and the beautiful wooden staircase to the floors. In matching style, an open cloakroom has been created. Under the large window overlooking the Raadhuisstraat is a cased heating radiator.

To the left of the hall, are the double doors to the bright en-suite living room with several large windows and French oak flooring. Below the windows, again the radiators are hidden from view by custom-made enclosures. Behind the double doors in the front section is now a built-in cupboard, where the passage to the garden-facing dining room used to be. In the second section with open wood-burning fireplace, French doors with louvered shutters offer a view of the side garden and boules court. In the corner is the space-saving sliding door to the kitchen.

Above the door to the dining room in the reception hall, original stained glass has been preserved. In the garden-facing dining room with underfloor heating, four room-high windows offer beautiful views of terrace and greenery. The former passage to the living room now forms one large cupboard, serving the living room on one side and the dining room on the other side.

The handsome olive-green doors are from the Episcopal Palace in Roermond. The two tables seat at least ten people; one is original 1920s design, the other its Italian replica. In the corner of the dining room is a separate porch with a dressing table, near the separate floating toilet with basin.

Next to the dining room is the kitchen with open passage-way. This kitchen has been redone with various antique materials. The cabinets under the granite countertops are finished with historic oak, behind which, among other
things, the dishwasher is located. Near the antique granite
sink, a backdrop was made in the same material, incorpo-rating the sleek faucet. The antique French doors, double-glazed with original louvered shutters, provide plenty of light and visibility. Adjacent is the beautiful stainless steel Smeg with 6 gas burners (including a wok burner) and three (warming) ovens, stainless steel backsplash and above it sleek stainless steel exhaust with spotlights.

Near dining room and kitchen is the wide, open passage to the bright garden room with underfloor heating. Here, the room is completely open in height, revealing the antique beam construction in the ridge. Nice detail: the original low passage to the attic is now secured with an antique door. Also special: the floor of Burgundy Dallen comes from a hospital in Paris. In the side façade opposite the sliding doors, a wide window has been made that nicely overlooks the side garden with its boules court.

The wide sliding doors in this garden room provide direct views of and access to the first terrace, allowing indoor and outdoor living to merge seamlessly. The garden room also retains an original “back door”; formerly of the outdoor toilet. The window is also preserved. This part has become a corridor behind the open gas fireplace with sandstone hearth, with storage space and central heating combi boiler in the closet.


GROUND FLOOR - SLEEPING WING

To the right of the reception hall is the suite with the current bedroom 1 and bathroom 1. This suite still has its own extra front door; at the time, the owner used this part, which used to be a jewellery shop, as her practice room. Authentic wooden shutters still hang in front of door and windows on the outside.

Behind the large and bright bedroom is bathroom 1, where the upstairs room used to be located. Behind the practical and space-saving sliding door is now a bright bathroom with original double window with wooden shutter, walk-in shower with floor channel, floating toilet and designer washbasin.


FIRST FLOOR

The original wooden staircase in the reception hall leads to the bright overflow 1 with balustrade. The floor features restored pine roof boarding. The double casement window overlooks the rear garden.

Bedroom 2 over the full depth of the house, has wide window sills and casing at the radiators. Through the built-in closets on either side of the window in the front facade, a nice alcove is created. This room has through the sliding door, a private bathroom 2 with shower stall, floating toilet and washbasin.

Bedroom 3 also has a built-in closet and large windows overlooking the street. In bedroom 4, in addition to the deep wall closet under the staircase, access to the technical room is made with a lockable door and fixed staircase. In this technical room (on the 2nd floor), the original walls and beam construction are easy to see. There is plenty of storage space in the shelves. The central heating combi boiler (Nefit HR 2018), the boiler for all bathrooms and the connections washing equipment are also installed here.

Also over the full depth of the house, there is a beautiful and large bedroom 5 with open design stairs to the upper mezzanine. This spacious room looks out beautifully over the side garden and the Raadhuisstraat, through the French doors at the steel French balcony in the side wall.

In the wall next to the wicket door of bedroom 5, preparations have been made for an additional 5th bathroom; the connections for water supply and drainage are already in place. In the room itself, the brick walls are beautifully exposed. The mezzanine forms a nice loft with balustrade at the top of the room. Here is the passage to the garden room which is closed with the medieval door.

In the exposed timber roof structure, the roof insulation incorporates two large Velux-skylights at the rear. Beneath them is a freestanding designer bath. The original brickwork has also been left in view.

In the wall by the stairs, next to the wall cupboard is access to the luxury bathroom 4. This is equipped with a double washbasin cabinet, floating toilet and mechanical extraction.


WELLNESS-OUTBUILDING

The former shed has been transformed into a private spa with 100% privacy. This authentic shed with decorative wooden cladding on the facade and window under the roof peak, has been completely renovated inside and fitted with a light tiled floor, sleek stucco and ceiling spotlights. GARDEN WITH TERRACES AND BOULES COURT

In the beautiful and lush outdoor space, the French château style has been consistently implemented. Right by the garden-facing dining room and garden room is a large lounge and dining terrace, under the mature winding hazel and surrounded by flowerbeds with various plantings such as lavender, boxwood and climbing roses. Under the large winding hazel is ample space on the clinker paving for an outdoor kitchen. On the wall of the wellness annex is an antique water ornament. The large lawn with ornamental lantern is completely surrounded by a wide variety of planting. This lovely playing and sunbathing area therefore has optimal privacy.

The lawn at the rear of the home continues around the corner to the side garden. A sheltered seating area has been created under the garden room window. Surrounded by flower beds and mature vegetation, there is also an authentic bocce court with bench here. Behind it is a stately walnut tree, planted in 1973.

The garden, which includes roses and climbing jasmine, is here enclosed on the street side by tall yews and the tall steel gate in three sections with decorative bars between two brick pillars; again, optimum privacy.

ROGGEL AND SURROUNDINGS
Roggel is one of the 16 residential centres of the municipality of Leudal, of which neighbouring Heythuysen forms the centre, the largest municipality in Limburg in terms of area. Roggel was first mentioned in 1230. In 1679, it came into the possession of the provosts of Keizerbosch Abbey as an independent seigniory. The present village character mainly developed in the 19th century and residential areas were added after the Second World War. The village has two national monuments. These are the Sint-Petruskerk (partly 15th century) at 90 m and the Sint Petrus belt mill from 1901 at 2 km, just outside the village. Roggel is surrounded by countryside and nature, such as nature reserve Leudal (visitor centre: 2.2 km) with its characteristic stream valleys. National Park De Groote Peel, on the border of North Brabant with Limburg, is also less than 15 km away.
